Two of the four coniferous species, Black Hills Spruce and White Pine, are <br />considered to be preferred species as is the Allegheny Serviceberry (an ornamenta/tree). The <br />remaining overstory and ornamental trees are all considered to be acceptable as outlined in the <br />Ramsey Tree Book, with one exception, the Scotch Pine. While this species is not included in <br />the Ramsey Tree Book, ir does perform well in th.is area. All species included in the species <br />palette meet the minimum size requirements of City Code. <br /> <br />Screening: The R~2 district stipulates that a thirty (30) foot wide bufferyard be inCluded <br />an?vhere that a proposed h/~=her density zoning district abuts a lower density zoning district. <br />The area to be developed as part of this plat does not directly abut any lower density areas except <br />in the north-central area of the development site. In that particular case, a wetland'and drainage <br />pond will abut the rear of the Pineview Estates 9_,nd Addition PUD. The rear hatf of the }ors in the <br />Pineview Estates 2nd Addition allow for~ and in fact contain, 'commercial uses. Therefore, no <br />additional screening will be required.' <br /> <br />Ground Coverflrrigntion: The development is required to establish sod in all areas not <br />improved with structures or pavement. An irrigation system will need to be provided throughout <br />the development where sodded and landscaped areas will be established. Any irrigation systems <br />will need to be reviewed and approved by the City Engineer. <br /> <br />Mailbox Location: The placement of mailboxes for the townhome units should be located along <br />the private streets when possible. Location of mailboxes along public streets will need to be <br />clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br />Address Signage: The City, will be requLdng an address location sign (specifying the un/ts <br />addresses) to be placed at the entrance of all private streets. The required signage will ass/st <br />emergency services in locating a specific unit when called to the site. The address signage is <br />subject to the-review and approval of the City Engineer and Police Chief. <br /> <br />REU Number: The City has enacted 'a quarterly drainage utility charge that is applicable to the <br />proposed development. The total quarterly drainage utility charge for the development will be <br />provided at the time the City receives the necessary information. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from other- <br />regulatory agencies. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, July 22, 2003, at Ramsey Fh:e Station <br />#2, 15050 Armstrong Blvd., to review your.site plan. A copy of the case cover sheet is enclosed <br />for your information. I suggest that you, or your representative, be present at the meeting to <br />answer any questions that may ar/se.
