Two of the four coniferous species, Black Hills Spruce and White Pine, are considered to be preferred species as is the Allegheny Serviceberry (an ornamenta/tree). The remaining overstory and ornamental trees are all considered to be acceptable as outlined in the Ramsey Tree Book, with one exception, the Scotch Pine. While this species is not included in the Ramsey Tree Book, ir does perform well in th.is area. All species included in the species palette meet the minimum size requirements of City Code. Screening: The R~2 district stipulates that a thirty (30) foot wide bufferyard be inCluded an?vhere that a proposed h/~=her density zoning district abuts a lower density zoning district. The area to be developed as part of this plat does not directly abut any lower density areas except in the north-central area of the development site. In that particular case, a wetland'and drainage pond will abut the rear of the Pineview Estates 9_,nd Addition PUD. The rear hatf of the }ors in the Pineview Estates 2nd Addition allow for~ and in fact contain, 'commercial uses. Therefore, no additional screening will be required.' Ground Coverflrrigntion: The development is required to establish sod in all areas not improved with structures or pavement. An irrigation system will need to be provided throughout the development where sodded and landscaped areas will be established. Any irrigation systems will need to be reviewed and approved by the City Engineer. Mailbox Location: The placement of mailboxes for the townhome units should be located along the private streets when possible. Location of mailboxes along public streets will need to be clustered and is subject to the review and approval of the Streets Supervisor. Address Signage: The City, will be requLdng an address location sign (specifying the un/ts addresses) to be placed at the entrance of all private streets. The required signage will ass/st emergency services in locating a specific unit when called to the site. The address signage is subject to the-review and approval of the City Engineer and Police Chief. REU Number: The City has enacted 'a quarterly drainage utility charge that is applicable to the proposed development. The total quarterly drainage utility charge for the development will be provided at the time the City receives the necessary information. Other Permits: The developer is responsible for obtaining any permits required from other- regulatory agencies. The City Council will be meeting at 7:00 p.m. on Tuesday, July 22, 2003, at Ramsey Fh:e Station #2, 15050 Armstrong Blvd., to review your.site plan.
