CITY OF RAMSEY <br />DEVF,LOPMENT PERMIT <br />TOWN CENTER GARDENS <br /> <br />On July 22, 2003, Site Plan approval was granted by the City of Ramsey ("City) to Brightkeys <br />Building and Development Corporation, ("Permittee") to construct 156 townhome units <br />("Structures") on the property which is legally described as follows: <br /> <br />Lot 1, Block 1, Town Center North, according to the recorded plat thereof, Anoka <br />County, Minnesota <br /> <br />And <br /> <br />The south 609.00 feet of the east 650.00 feet of the north half of the Northeast Quarter <br />of Section 28, Township 32, Range 25, Anoka County, Minnesota <br /> <br />the ("Site") <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE, The Structures shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The townhomes structures shall be sited and constructed on <br />the Site as shown on the Site Plan prepared by Pioneer Engineering., dated May 2, 2003, Last <br />Revision Date July 14, 2003. <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />a. Installation of bituminous driveways, dri-0eway collectors, parking nodes and <br /> maneuvering areas. <br />b. Installation of continuous, surmountable concrete curbing and gutter around the perimeter <br /> of all bituminous surfaces, except residential driveways and trails. <br />c. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. <br />d. Landscaping in accordance with the Landscape Plan prepared by Pioneer Engineering <br /> dated May 2, 2003, last revision dated July 16, 2003. <br /> <br />-308- <br /> <br /> <br />
