CITY OF RAMSEY DEVF,LOPMENT PERMIT TOWN CENTER GARDENS On July 22, 2003, Site Plan approval was granted by the City of Ramsey ("City) to Brightkeys Building and Development Corporation, ("Permittee") to construct 156 townhome units ("Structures") on the property which is legally described as follows: Lot 1, Block 1, Town Center North, according to the recorded plat thereof, Anoka County, Minnesota And The south 609.00 feet of the east 650.00 feet of the north half of the Northeast Quarter of Section 28, Township 32, Range 25, Anoka County, Minnesota the ("Site") This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: 1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. 2. STATE BUILDING CODE COMPLIANCE, The Structures shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The townhomes structures shall be sited and constructed on the Site as shown on the Site Plan prepared by Pioneer Engineering., dated May 2, 2003, Last Revision Date July 14, 2003. 4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: a. Installation of bituminous driveways, dri-0eway collectors, parking nodes and maneuvering areas. b. Installation of continuous, surmountable concrete curbing and gutter around the perimeter of all bituminous surfaces, except residential driveways and trails. c. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. d. Landscaping in accordance with the Landscape Plan prepared by Pioneer Engineering dated May 2, 2003, last revision dated July 16, 2003. -308-
