e. Irrigation system in accordance with the Irrigation' Plan prepared by Desi~ Services <br /> dated May 15, 2003. <br /> f. Irrigation rain sensors shall 13e inStalled and appropriately placed throughout the <br /> development. <br />("Required Improvements). <br /> <br />6. INSPECTIONS. The City shall be responsible for conducting inspections during <br /> construction of the Required Improvements and the Permittee shall be responsible for the <br /> cost of'said inspections. The actual cost of the inspections will be charged to the escrow <br /> account established at the City for the platting of Alpine Acres. <br /> <br />7. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br /> on the Site shall be as directed by the City's Fire Chief. The Permittee herein agrees to post <br /> "no parking" along private streets in accordance with the instructions of the Fire Chief/Public <br /> Works Director. <br /> <br />8. LIGHTING. Any lighting installed on the Site is subject to prior approval by the City <br /> Engineer. <br /> <br />9. BUILDING FACADE. The Permittee agrees to construct the Structures in accordance with <br /> the Building Elevations prepared by Pulte Homes. <br /> <br />10. MAILBOX STANDARDS. A uniform clUSter mailbox plan will be required if the <br /> mailboxes are to be located within public right-of-way. The design and location of the <br /> mailboxes are subject to the approval of the Public Works Director. <br /> <br />11. REQUIREMENTS FOR BUILDING PERMIT. No building permits for the Site will be <br /> issued until the Permittee has: a) signed this Development Permit; b) all financial obligations <br /> related to this permit have been fulfilled; c) the final plat of Town Center Gardens has been <br /> recorded at Anoka County; d) a permit from the Lower Rum River Watershed Management <br /> has been obtained; e) a permit has_ been obtained from Anoka Soil Conservation District; and <br /> f') reasonable vehicle access to the lots are provided <br /> <br />12. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall <br /> be completed before August 1, 2004. <br /> <br />13. ESCROW FOR REQUIRED IMPROVEMENTS. In order to ensure the installation of the <br /> Required Improvements in accordance with City specifications and in a timely manner, the <br /> Permit'tee shall be required to deposit with the City a cash escrow or letter of credit, approved <br /> as to form by the City, in the amount of Dollars and no cents <br /> ($) which is 150% of the City's estimated cost of the Improvements. Prior to the issuance of <br /> the building permit, all financial guarantees must be provided as required herein.' <br /> <br />Upon completion of the construction of the Required Improvements, the financial guarantee <br />shall be returned to the Permittee and the Permittee shall be required to provide the <br />landscaping maintenance guarantee described in Item #14 of this Development Permit.
