CASE #: <br /> <br />REQUEST FOR FINAI~ PLAT REVIEW OF ALPINE ACRES <br /> CASE OF OAK CREEK BUILDERS <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Oak Creek Builders has applied for f'mal plat .approval of a townhome development named <br />Alpine Acres. The property is generally located in the triangular area formed by Nowthen Blvd., <br />Sunfish Lake Blvd., and Alpine Drive. The final plat of Alpine Acres will be completed in <br />proximately 4 phases. The applicant has submitted the final plat for the first phase consisting of <br />53 townhome units and 2 existing single family lots. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br />g) <br /> <br />Notification: <br /> <br />Site location map. <br />Final Plat <br />City Staff Review Letter dated July 3, 2003, Revised July 18, 2003 <br />Proposed resolution for f'mal plat approval <br />Proposed Development Agreement <br />Development Permit Alpine Acres <br />Development Permit Alpine Acres 2nd Addition <br /> <br />State statute does not require notification of applications for fmal plat approval. Staff attempted <br />to notify property owners within 700 feet of the subject property during preliminary plat review. <br /> <br />Observations: <br /> <br />The preliminary plat approved by the City Council on June 24, 2003 consists of 200 townhouse <br />units and tWO existing single-family home. The final plat conforms to the approved preliminary <br />plat. The Final Grading Plans, Construction Plans and Specifications haVe been reviewed by the <br />City Engineer and are acceptable subject to comments outlined in the City Staff Review Letter <br />dated July 3, 2003, Revised July 18, 2003. <br /> <br />Park dedication will consist of a combination of cash and land dedication. The land dedication <br />will consist of .485 acres. The plat will consist of 8-foot bituminous trails along Alpine Drive, <br />Starfish Lake Blvd., and Nowthen Blvd., said trails will be constructed as part of phase one. <br /> <br />The entire stretch of Sodium Street will be constructed as part of phase one and the remaining <br />public and private streets will be installed according to the phasing plan. <br /> <br />The final plat encumbers all common open spaces and drainage ponds with drainage and utility <br />easements. <br /> <br />-467- <br /> <br /> <br />
