Box 238 <br />Champlin, IvlN 55316 <br /> <br />Re: Final Plat Review: Alpine Acres <br /> <br />Dear Tim: <br /> <br />We are in receipt of your final plat to develop a townhome plat in the City of Ramsey. The final <br />plat consists of four sheets prepared by Charles R. Chfistopherson entitled Alpine Acres. <br /> <br />General: The subject property is approximately 42.4 acres in size and is generally located in the <br />triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake Blvd., and Alpine <br />Drive. The £mal plat is the first phase of four phases of a 200 townhome development to be <br />named Alpine Acres. The first phase is proposing to develop 53 townhomes. <br /> <br />Zoning: The subject property is zoned R-2 Medium Density Residential. The proposed <br />development contains an outlet located in the southern portion of the plat along Alpine Drive that <br />is zoned R-1 Single Family. 'The City Council introduced an ordinance to rezone the outlet from <br />R-1 Single Family Residential to R-2 Medium Density Residential on June 24, 2003. The city <br />Council also approved a Comprehensive Plan Amendment contingent upon Metropolitan <br />Council approval, to change the land use designation from low density residential to medium <br />density residential in the Comprehensive Plan. Staff sent. the required Comprehensive Plan <br />Amendment application to the Metropolitan Council on June 27, 2003. <br /> <br />Final Street:Plan: The development is served by a combination of public and private streets and <br />driveway collectors (servicing eight or fewer units). Sodium Street, a public roadway will <br />provide access for the development .with connections to Alpine Drive and Sunfish Lake <br />Boulevard. Additional public streets including Radium Street. A private street, Radium Way, <br />will be constructed to serve Lots 4 through 6, 10 through 12, 16 through 18, and 19. through 28, <br />all of Block 2. Ail of these streets conform to the approved preliminary plat. <br /> <br />The Developer will need to apply to Anoka County for the access onto County Road 57 (Sunfish <br />Lake Boulevard). Also, on sheet 2 of 4 it is suggested that Radium Street be dedicated and <br /> <br />-477- <br /> <br /> <br />
