An easement and a temporary cui- <br />de-sac on the end of Radium Street will be required if this is not done. <br /> <br />Final Grading and Drainage Plan: The final grading and drainage plan is under review at the <br />time of this writing. A verbal update on the status of these plans will be given at the July,22, <br />2003 City Council meeting. <br /> <br />Wetlands: Four wetland areas have been identified within this proposed development. Three of <br />these wetlands are small pocket wetlands less than one acre in size. The fourth wetland is a <br />segment of DNR protected wetland 114P. These wetlands have been delineated on three separate <br />dates during 2002 by Robert JF Merila. Two of the small wetlands are proposed to have minor <br />areas filled. <br /> <br />These delineations have been verified by the Anoka Soil Conservation District. A permit for tkis <br />project and the wetland filling has been obtained from the Lower Rum River Water Management <br />Organization. <br /> <br />Construction Plans and .Specifications: The final construction plans and specifications are <br />under review at the time of this writing. A verbal update on the status of these plans will be given <br />at the July 22, 2003 City Council meeting. <br /> <br />Drainage and Utility Easements: The final plat should show all common areas dedicated as <br />drainage and utility easements. <br /> <br />Trunk Sewer and Water Fees: The estimated cost to extend sewer and water is $817;780.00. <br />As discussed during preliminary plat approval, the City will contribute $309,99 t .00 to the project <br />to pay for over-sizing and general City benefit. The trunk fees that are charged to the developer <br />will be allowed to be used for construction of the trunk sewer and water line. <br /> <br />Park Dedication: Park dedication requirements for the entire Alpine Acres development will <br />consist of a cash payment in the amount of $330,876 and a .5 acre parcel. The existing single <br />family homesteads are exempt from park dedication requirements. The final plat for the first <br />phase of the development is proposing to consist of 53 units, which results in a cash payment of <br />$95,400 to satisfy park dedication requirements. Since the .5 acre parcel to be dedicated as park <br />is part of the first phase a cash credit $32,724 will be given towards the required park dedication <br />payment ($95,4000). Therefore, a cash payment in the amount of $62,676 dollars is due to the <br />City at this time in order to satisfy park dedication requirements for Phase I. <br /> <br />Trail Development and Trail Fees: The current trail development fee is $475.00 per unit and is <br />due prior to recording the plat. The rate in effect when the subdivision receives final plat <br />approval will be required. Trail fees in the amount of $25,175.00 are due on the plat. However, <br />since you will be constructing 3,380 feet of trail off-site of the development, a credit of <br />$32,950.00 will be given.
