CITY OF RAMSEY <br />DEVt}LOPMENT PERMIT <br />ALPINE ACRES 2N~ ADDITION <br /> <br />On June 24, 2003, Site Plan approval was granted by .the City of Ramsey ("City) to Oak Creek <br />Builders Inc., ("Permit-tee") to ultimately construct 4 townhome units ("Structures") on the <br />property which is legally described as follows: <br /> <br />That part of the north half of the Southwest Quarter of Section 23, Township 32, Range <br />25, Anoka County, Minnesota, lying northerly of 153rd Avenue NW and lying easterly <br />of the easterly right of way line of Anoka County-Highway fight-of-way Plat No. 1, <br />except that part thereof lying west of the following described line: <br /> <br />Commencing at the intersection of the north line of said north half of the Southwest Quarter <br />with the east line of said Anoka county Highway right-of-way Plat No. 1; thence easterly <br />along the said north line 214.98 feet to the point of beginning of the line to be described; <br />thence southerly at an angle to the left from said north line of 93 degrees 04 minutes 26 <br />seconds a distance of 196.19 feet, more or less, to the northerly line of said 153rd Avenue <br />NW and said line there terminating. <br /> <br />the ("Site") <br /> <br />This approval is issUed pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br /> arctzitect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The townhomes structures shall be sited and constructed on <br />the Site as shown on the Site Plan prepared by Hakanson Anderson AssOciates Inc., dated <br />May 5, 2003, revised June 6, 2003. <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permit-tee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />a. Installation of bituminous driveways, driveway collectors, parking nodes and <br /> maneuvering areas. <br />b. Installation of continuous, surmountable concrete curbing and gutter around the perimeter <br /> of all bituminous surfaces, except residential driveways and trails. <br /> <br />-502- <br /> <br /> <br />
