c. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. ' <br /> d. Landscaping in accordance with the Landscape Plan prepared by Hakanson Anderson <br /> Associates Inc dated April 25, 2003, revised June 19, 2003. <br /> e. Irrigation system in accordance with the Irrigation Plan prepared by Design Services <br /> dated May 15, 2003. <br /> f. Irrigation rain sensors shall be installed and appropriately placed throughout the <br /> development. <br />("Required Improvements). <br /> <br />INSPECTIONS. The City shall be responsible 'for conducting inspections during <br />construction of the Required Improvements and the Permittee shall be responsible for the <br />cost of said inspections. The actual cost of the inspections will be charged to the escrow <br />account established at the City for the platting of Alpine Acres. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br />on the Site shall be as directed by the' City's Fire Chief. The Permittee herein agrees to post <br />"no parking" along private streets in accordance with the instructions of the Fire Chief/Public <br />Works Director. <br /> <br />8. LIGHTING. Any lighting installed on the Site is subject to prior approval by the City <br /> Engineer. <br /> <br />9. BUILDING FACADE. The Permittee agrees to construct the Structures of maintenance- <br /> free siding, brick and or wood accents, and asphalt shingles in accordance with the Building <br /> Elevations prepared by John Br.adley. <br /> <br />10. MAILBOX STANDARDS. A uniform cluster mailbox plan will be required if the <br /> mailboxes are to be located within public right-of-way. The design and location of the <br /> mailboxes are subject to the approval of the Public Works Director. <br /> <br />11. REQUIREMENTS FOR BUILDING PERMIT. No building permits for the Site will be <br /> issued until the Permittee has: a) signed this Development Permit; b) all £mancial obligations <br /> related to this permit have been fulfilled; c) the £mal plat of Alpine Acres has been recorded <br /> at Anoka County; d) a permit from the Lower Rum River Watershed Management has been <br /> obtained; i e) a permit has been obtained from Anoka Soil Conservation District; and f) <br /> reasonable vehicle access to the lots are provided <br /> <br />12. IMPROVEMENT CONSTRUCTION SCHEDULE. <br /> be completed before July 1, 2004. ' <br /> <br />The Required Improvements shall <br /> <br />13. ESCROW FOR REQUIRED IMPROVEMENTS. In order to ensure the installation of the <br /> Required Improvements in accordance with City specifications and in a timely manner, the <br /> Permittee shall be required to deposit with the City a cash escrow or letter of credit, approved <br /> as to form by the City, in the amount of Eight Thousand Six Hundred Dollars and no cents <br /> ($8,600.00) which is 150% of the City's estimated cost of the Improvements.
