<br />11. That there are a variety of land uses and zoning districts in this area, including E-l <br />Employment, B-1 Business, R-l Residential, and R-2 Residential. <br /> <br />12. That the proposal will be consistent with all other applicable City and State regulations. <br /> <br />13. That the proposal will not be detrimental on surrounding market values. <br /> <br />14. That the proposal will be a benefit to the Community as a whole. <br /> <br />15. That the proposal will not impose undue burden upon public services and facilities. <br /> <br />16.
