Absent: Councilmember Jeffrey. <br /> <br />Case #3: <br /> <br />Request for Site Plan Review of Diamond Graphics; Case of Diamond <br />Graphics, Inc <br /> <br />Community Development Director Trudgeon stated that this site plan is for a 50,406 sq. ft. <br />manufacturing.facility on the northeast comer of Bunker Lake Boulevard and Azurite Street. He <br />noted that the building meets all setback and lot coverage requirements. The building is <br />proposed to be constructed with tip-up, random-rib, pre-cast panels, with detail materials <br />consisting of EIFS, smooth and rockface block and metal. He stated that access is proposed at <br />two locations on Lot 2, with the possibility of a shared access point with Lot 1 to minimize curb <br />cuts along Azurite Street. He stated that the Planning Commission reviewed this request on <br />November 1,2007 and recommended approval. <br /> <br />Councilmember Elvig stated that he is pleased there is room for potential expansion of the <br />business and also with the architectural design of the building. He stated that he feels this trumps <br />several of the retail spaces the City has seen come in and feels it provides a nice, corporate look. <br />He stated that he also appreciates the work that was done on the non-approach sides of the <br />building to use glass and other materials to break up the size of the building. He stated that he <br />does have a concern about the shared access with Lot 1 because of the potential for truck <br />deliveries at Lot 1 that could mar the beauty of the Diamond Team building. He suggested that <br />there could be a way to divert this truck traffic right away onto Lot 1. He stated that he just wants <br />to be cognizant of this in future planning so the look of this property is not destroyed. <br /> <br />Community Development Director Trudgeon stated that there was a similar discussion at the <br />Planning Commission meeting and Assistant City Engineer Himmer had some suggestions for <br />creating a separation. <br /> <br />Councilmember Elvig stated that he did not think this issue needed to be ironed out tonight, but <br />wanted it on record that the City should consider this in future planning and development. <br /> <br />Mr. Patterson stated that he appreciated Councilmember Elvig's comments because he hadn't <br />thought about this situation with the driveways. He stated that although he takes personal pride <br />in the building, the most important thing for him is what happens inside. He stated that his hope <br />is that whoever builds next to him will find ways to preserve the aesthetic his building will help <br />create in the area. <br /> <br />City Council / November 13, 2007 <br />Page 8 of 19 <br />
