We offer the following comments: <br /> <br />General: The site plan is proposing a 14,143 square foot office/warehousing building on the <br />southwest corner of Bunker Lake Boulevard and Basalt Street. This is a redevelopment site <br />of the former industrial uses on the property. <br /> <br />Zoning: The site is zoned E-1 Employment District. Offices, warehouses, and manufacturing <br />facilities are permitted activities within this district. The building is proposed to be used as <br />law offices for Mundt Law Firm and as a warehousing facility for a satellite dish company. <br /> <br />Existing B~ildingslUnderground Systems: Please revise your plans to indicate no existing <br />building on the natural features plan, as tins building has been demolished. Also, any <br />remaining septic system and wells will need to be properly abandoned and/or removed as a <br />part of this project. <br /> <br />Setbacks: The E-1 Employment District requires front, side, and rear building setbacks of 35 <br />feet, 20 feet, and 35 feet, respectively. Parking lots and paving must be 20 feet from the street <br />right-of-way. The proposed building meets all required setbacks. The parking lot also meets <br />required setbacks. <br /> <br />Lot Coverage: The size of the property is not shown on the plans; therefore a determination <br />as to lot coverage cannot be made. Please submit tIns infonnation. <br /> <br />Access: The site proposes accesS from an existing curb cut along Basalt Street which is <br />approximately 100 feet from CSAH 116, and plans have been submitted to Anoka County. <br />This access is acceptable to City Staff. <br /> <br />22 <br />
