<br />Utilities and Easements: This property is currently serviced with on-site sanitary facilities, <br />which will need to be properly abandoned. However, the proposed development anticipates <br />connecting to city sanitary facilities which are available to this parcel along Basalt Street. <br />Services have been stubbed beyond thepavement of Basalt Street. <br /> <br />Drainage and Grading: Drainage from the site is proposed to drain into an existing regional <br />pond located west of the property which was constructed in 2000. The adequacy of this <br />regional pond to accept the discharge from this property will need to be demonstrated. A <br />permit from the Lower Rum River Water Management Organization will be required. <br /> <br />Note that a 24 foot wide by 80 foot long reinforced soil area is proposed for the backing of <br />trucks into the loading dock., At the present time only hard surfaced pavements are allowed <br />for trafficked areas, and any variations will require Council approval. <br /> <br />Lighting: All exterior lighting on the site must be arranged in such a way to avoid <br />illumination of the public street. The submitted lighting plan conforms to City Code if the <br />bulbs in the exterior light posts are not visible from surrounding properties. Please submit <br />plans for the lighting fixtures. <br /> <br />Off-Street Parking _ Spaces Required: City Code requires one parking space for every <br />1,000 square feet of manufacturing space and one parking space for every 300 square feet of <br />office space within a development. Based on the submitted floor plan, the proposed site plan <br />requires 32 spaces for the office and warehousing space (26 spaces for office, and 6 for <br />warehousing). The site shows 42 spaces, which exceeds City Code p"arking minimums. <br /> <br />Off-Street Parking - Design: The site plan indicates that the parking area will be blacktop <br />I <br />with concrete curbs and gutters. One tree for every ten spaces of parking is required to be <br />planted that provide shade t6 parking lots. All parking and maneuvering areas must be paved <br />within the E-1 Employment District, unless otherwise approved by Council. Therefore, City <br />Council must approve the reinforced soil area for semi-truck maneuvering. Otherwise, this <br />area will need to be paved. <br /> <br />Loading AreasIDocks; City Code requires one loading dock for up to 10,000 square feet, <br />and one additional dock for every 40,000 additional square feet. The building proposes two <br />loading docks, both facing Bunker Lake Boulevard. With redevelopment projects, the City <br />has made an effort to locate the loading docks away from major roads. If the loading docks <br />cannot be relocated, or the building reconfigured in a way to accommodate loading docks on <br />a different elevation of the building, significant landscaping improvements along Bunker <br />Lake Boulevard will be required. See landscaping comments below. <br /> <br />Landscaping: Based on the lineal feet of the site's perimeter and the number of parking <br />stalls, a miillmum of thirty-three (33) trees and forty-eight (48) shrubs must be installed. The <br />landscaping plan, dated November 9,2007, includes ten (10) trees and thirty-six (36) shrubs. <br />All proposed species are acceptable. The following comments are offered regarding the <br />landscaping plan: " <br />. At least twenty-three (23) more trees and twelve (12) more slnubs must be added to <br />the planting plan. Plantings shall consist of not less than twenty-five percent (25%) <br />of either deciduous or coniferous species and can include ornamental trees as well <br /> <br />23 <br />
