The additional plantings should be focused along Bunker Lake Blvd (in coordination <br />with the trail) and within the unimproved northem point of the site to provide some <br />screening of the loading docks. Trees along Bunker Lake Blvd should have at least a <br />moderate tolerance of deicing salts. Some appropriate species would include Black <br />Hills Spruce, Honeylocust, Japanese Tree Lilac, Northern Catalpa, and Regal Elm. <br />Groupings or clusters of trees may provide better screening than individual rows of <br />trees. <br />. The trail should be identified on the landscaping plan. <br />. Minimum shrub size at installation inust be at least twenty-four (24) inches. <br />. Planting depth shall be such that the root flare is at finished grade. <br />· At installation, do not prune any branches unless they are broken or deformed (do <br />NOT prune 1/3 of foliage as shown in the tree planting detail). <br /> <br />Tree Preservation: There is an opportunity to preserve some existing oak trees on the site <br />along both the southern and western boundaries; however, most of these trees are not shown <br />on the plan. These trees appear to be in good condition and do warrant protecting during <br />construction. All oak trees that are four (4) inches or greater must be identified on the plan <br />including species, size and condition. Credit toward the landscaping requirements will be <br />granted if appropriate protective measures are implemented. Tree save fencing would need <br />to be installed at the drip line of the trees and absolutely no activity (no grading, equipment <br />storage or cleaning, etc) can occur within this area. The fencing must be identified on both <br />the landscaping and grading plans and must be in place prior to any construction activity, and" <br />the specific trees and sizes must also be identified to determine the appropriate reduction in <br />required landscaping. <br /> <br />Ground Cover/Irrigation Requirements: City Code requires all areas not otherwise <br />improved to be established with sod and be inigated. Any deviations from the <br />sodding/inigation requirement will require City Council approval. Irrigation metering and <br />backflow devices shall be approved as part of the Utility Plan, and installed accordingly. <br />Irrigation rain sensors shall be installed and appropriately placed throughout the <br />development. <br /> <br />Waste Storage: The site plan proposes a trash enclosure in the read of the building. This <br />location will interfere with the ability to drive vehicles into the rear of the lot, including fire <br />trucks. Please revise the site plan to indicate a more appropriate location for the trash <br />enclosure. <br /> <br />Outside Storage Area: City Code allows limited outdoor storage in the E-lm Employment <br />District. The storage is proposed to be screened with a 8 foot security fence. Please submit <br />details of the type of fencing to be used. All fences taller than 6 feet require a building <br />permit, which should be coordinated with the building division prior to installation. Also, the <br />Fire Marshal has requested details regarding the amount and nature of the contents of the <br />outside storage area. <br /> <br />All outside storage areas must be paved with bituminous or concrete. Please indicate what <br />materials are to be used to pave this area. <br /> <br />24 <br />
