<br />Architectural Standards: Within the E-1 Employment District, exterior wall fInishes on <br />buildings must consist of brick, stucco, glaSs, wood, stone, or pre-cast panels whose surfaces <br />have decorative material or texture. Please revise the submitted elevations to indicate the type <br />and color of materials to be used. <br /> <br />City Staff would like you to explore altematives for the location of the loading dock areas, <br />either through re-positioning the building, or re-confIguring the layout of the building to an <br />L-shaped building in order to better screen the docking area from Bunker Lake Boulevard. <br /> <br />Park Dedication: The park dedication fee will be addressed through the Tax Increment <br />Financing Agreement between the property owner and the City of Ramsey. <br /> <br />Trail Construction and Development Fee: The construction of a trail will be requiied <br />along the inside property line of Bunker Lake Boulevard. An associated trail easement will <br />also be required. Please coordinate with the City's Engineering Department on the exact <br />location and size of the easemellt. The Trail Development Fee will be paid through the Tax <br />Increment Financing agreement. <br /> <br />Stormwater Management Fee: The Stormwater Management Fee will be paid through the <br />Tax Increment Financing agreement between the property owner and the City of Ramsey. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid through the <br />Tax Increment Financing agreement between the property owner and the City of Ramsey. <br /> <br />i <br />REV Number: This property will be subject to a stonn water utility charge. The quarterly <br />charge is dependent upon the number of residential equivalent units (RED), which will be <br />determined based on the amount of impervious surface coverage. Please submit the <br />percentage of coverage for Staff to make this determination. The storm water utility fee will <br />be assessed accordingly. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, December 6, 2007 at <br />the new Ramsey Municipal Center located at 7550 Sunwood Drive to review your proposed <br />site plan.
