<br />commercial properties without adversely affecting the character of surrounding residential <br />neighborhoods and properties or creating a general nuisance. As these uses represent a unique <br />temporary commercial use, special consideration must be given to the peculiar problems <br />associated with them and special standards must be applied to ensure reasonable compatibility <br />with their surrounding environment. All model homes, temporary real estate offices and <br />construction trailers/field offices must comply with the following special requirements: <br /> <br />a. All model homes and temporary real estate offices require a building <br />permit. A site plan that indicates where the temporary structure will be <br />located on the site shall accompany the building permit application. <br /> <br />b. AlI- model homes, temporary real estate offices, and construction <br />trailers/field offices shall be located outside of any drainage and utility <br />easements. <br /> <br />c. Lighting and signs must comply with the regulations contained elsewhere <br />in the .qJy" Gode. <br /> <br /> <br />d. Temporary parking facilities shall- be provided .for model homes, <br />temporary real estate offices, and construction trailers/field offices. At <br />least 4 parking spaces must be provided. The overall design, drainage, <br />and suIfacingofthe temporary parking facility shall be subject to the <br />approval of tile Zoning Administrator. <br /> <br /> <br /> <br />e. <br /> <br />The- i!i~<!~lli(jme- or temporary real estate office may be permitted only <br />liiltiLalr the otherJots in the subdivision have active building permits. <br />Constructiontiailers/field offices may be pennitted until all buildings <br />within the project have a Certificate o(Occupancy. <br /> <br />f. The applican1 fot a model home maybe required to submit a cash bond to <br />guarantee the conversion of the model home to living space in a timely <br />manner if alterations to the site have occurred such as the provision of <br />-paved parking, removal of lighting, and similar uses. Such conversion <br />includes, but is not limited to, the provision of landscaping, turf restoration <br />and the removal of parking lots, signage and lighting. <br /> <br />g. At no _ time may a model home, temporary real estate office, or <br />construction trailer/field office be used as a residence. <br /> <br />h. No residential Certificate of Occupancy shall be issued for a model home <br />until such time as the structure has been fully converted to a residence. <br />Such conversion shall include but not be limited to parking lot restoration <br />~d the removal of signage and lighting. <br /> <br />.~ <br /> <br />9.11.04 Home Occupations. A Home Occupation Permit (Permit) shall be required for <br />business and commercial uses proposed to be conducted. in residential districts in order to <br />
