We offer the <br />following comments: <br /> <br />General: The site plan is proposing a 14,143 square foot office/warehousing building on <br />the southwest corner of Bunker Lake Boulevard and Basalt Street. This is a <br />redevelopment site of the former industrial uses on the propeliy. <br /> <br />Zoning: The site is zoned E-1 Employment District. Offices, warehouses, and <br />manufacturing facilities are permitted activities within this district. The building is <br />proposed to be used as law offices for Mundt Law Firm and as a warehousing facility for <br />a satellite dish company. <br /> <br />Existing BuildingsfUnderground Systems: Please revise your plans to indicate no <br />existing building on the natural features plan, as this building has been demolished. <br /> <br />Setbacks: The E-1 Employment District requires front, side, and rear building setbacks <br />of 35 feet, 20 feet, and 35 feet, respectively. Parking lots and paving must be 20 feet from <br />the street right-of-way. The proposed building meets all required setbacks. The parking <br />lot also meets required setbacks. <br /> <br />Lot Coverage: The size of the property is not shown on the plans; therefore a <br />determination as to lot coverage cannot be made. Please submit this information. <br /> <br />Access: The site proposes access from an existing curb cut along Basalt Street which is <br />approximately 100 feet from CSAH 116, and plans have been submitted to Anoka <br />County. This access is acceptable to City Staff. <br /> <br />-232- <br />
