<br />Utilities and Easements: The proposed development anticipates connecting to city <br />sanitary facilities which are available to this parcel along Basalt Street. Services have <br />been stubbed beyond the pavement of Basalt Street. <br /> <br />Drainage and Grading: Drainage from the site is proposed to drain into an existing <br />regional pond located west ofthe property which was constructed in 2000. The adequacy <br />of this regional pond to accept the discharge from this property will need to be <br />demonstrated. A permit from the Lower Rum River Water Management Organization <br />will be required. <br /> <br />Note that a 24 foot wide by 80 foot long reinforced soil area is proposed for the backing <br />of trucks into the loading dock. At the present time only hard surfaced pavements are <br />allowed for trafficked areas, and any variations will require Council approval. <br /> <br />The landscaping plan must match the revised grading and drainage plan. <br /> <br />Lighting: All exterior lighting on the site must be arranged in such a way to avoid <br />illunlination of the public street. The submitted lighting plan conforms to City Code if the <br />bulbs in the exterior light posts are not visible from surrounding properties. Please submit <br />plans for the lighting fixtures. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for every <br />1,000 square feet of manufacturing space and one parking space for every 300 square feet <br />of office space within a development. Based on the submitted floor plan, the proposed <br />. site plan requires 32 spaces for the office and warehousing space (26 spaces for office, <br />and 6 for warehousing). The site shows 42 spaces, which exceeds City Code parking <br />mrmmums. <br /> <br />Off-Street Parking - Design: The site plan indicates that the parking area will be <br />blacktop with concrete curbs and gutters. One tree for every ten spaces of parking is <br />required to be planted that provide shade to parking lots. All parking and maneuvering <br />areas must be paved within the E-1 Employment District, unless otherwise approved by <br />Council. Therefore, City Council must approve the reinforced soil area for semi-truck <br />maneuvering. Otherwise, this area will need to be paved. <br /> <br />Loading AreaslDocks: City Code requires one loading dock for up to 10,000 square <br />feet, and one additional dock for every 40,000 additional square feet. The building <br />proposes two loading docks, both facing Bunker Lake Boulevard. With redevelopment <br />. projects, the City has made an effort to locate the loading docks away from major roads. <br />If the loading docks cannot be relocated, or the building reconfigured in a way to <br />accommodate loading docks on a different elevation of the building, significant <br />landscaping improvements along Bunker Lake Boulevard will be required. See <br />landscaping comments below. <br /> <br />Landscaping: Based on the lineal feet of the site's perimeter and the number of parking <br />stalls, a minimum of thirty-three (33) trees and forty-eight (48) shrubs must be installed. <br />The landscaping plan, dated November 9,2007, includes ten (10) trees and thirty-six(36) <br /> <br />-233- <br />
