<br />shrubs (excluding the 15 trees hand drawn on the plan). All proposed species are <br />acceptable. The following comments are offered regarding the landscaping plan: <br />. At least twenty-three (23) more trees and twelve (12) more shrubs must be added <br />to the planting plan (the 15 trees hand drawn on the plan will ultimately count toward the <br />total required trees once identified on the final landscaping plan). Plantings shall consist <br />of not less than twenty-five percent (25%) of either deciduous or coniferous species and <br />can include ornamental trees as well (although no more than 25% of the required <br />plantings shall consist of ornamental trees). <br />. The additional plantings should be focused along Bunker Lake Blvd (in <br />coordination with the trail) and within the unimproved northern point of the site to <br />provide some screening of the loading docks. The proposed raised mound and plantings <br />appear generally acceptable for screening purposes; however, final approval will still be <br />contingent on specifics such as grade, species, size(s), etc. <br />. The raised planting mound must be included on the grading and drainage plan and <br />shown to not impact drainage on the site. <br />. A diverse mix of species should be used on the planting mound and the final plan <br />must indicate species, quantities, size and rootstock. <br />. The trail should be identified on the landscaping plan. <br />. Minimum shrub size at installation must be at least twenty-four (24) inches. <br />. Planting depth shall be such that the root flare is at finished grade. <br />. At installation, do not prune any branches unless they are broken or deformed (do <br />NOT prune 1/3 of foliage as shown in the tree planting detail). <br /> <br />Tree Preservation: It appears that there is an opportunity to preserve some existing oak <br />trees on the site along both the southern and western boundaries; however, most of these <br />trees are not shown on the plan. All oak trees that are four (4) inches or greater must be <br />identified on the plan including species, size and condition. Credit toward the <br />landscaping requirements may be granted if appropriate protective measures are <br />implemented. Tree save fencing would need to be installed at the drip line of the trees <br />and absolutely no activity (no grading, equipment storage or cleaning, etc) can occur <br />within this area. The fencing must be identified on both the landscaping and grading <br />plans and must be in place prior to any construction activity, and the specific trees and <br />sizes must also be identified to detennine the appropriate reduction in required <br />landscaping. <br /> <br />Ground CoverlIrrigation Requirements: City Code requires all areas not otherwise <br />improved to be established with sod and be irrigated. Any deviations from the <br />sodding/irrigation requirement will require City Council approval. Irrigation metering <br />and backflow devices shall be approved as part of the Utility Plan, and installed <br />accordingly. Irrigation rain sensors shall be installed and appropriately placed throughout <br />the development. <br /> <br />Waste Storage: The site plan proposes a trash enclosure in the read of the building. This <br />location will interfere with the ability to drive vehicles into the rear of the lot, including <br />fire trucks. Please revise the site plan to indicate a more appropriate location for the trash <br />enclosure. <br /> <br />-234- <br />
