<br />Outside Storage Area: City Code allows limited outdoor storage in the E-lm <br />Employment District. The storage is proposed to be screened with a 8 foot security fence. <br />Please submit details of the type of fencing to be used. All fences taller than 6 feet require <br />a building pennit, which should be coordinated with the building division prior to <br />installation. Also, the Fire Marshal has requested details regarding the amount and nature <br />of the contents of the outside storage area. <br /> <br />All outside storage areas must be paved with bituminous or concrete. Please indicate <br />what materials are to be used to pave this area. <br /> <br />Architectural Standards: Within the E'-l Employment District, exterior wall finishes on <br />buildings must consist of brick, stucco, glass, wood, stone, or pre-cast panels whose <br />surfaces have decorative material or texture. Please revise the submitted elevations to <br />indicate the type and color of materials to be used. <br /> <br />Park Dedication: The park dedication fee will be addressed through the Tax Increment <br />Financing Agreement between the property owner and the City of Ramsey. <br /> <br />Trail Construction and Development Fee: The construction of a trail will be required <br />along Bunker Lake Boulevard. An associated trail easement will also be required. Please <br />coordinate with the City's Engineering Department (and the Anoka County Highway <br />Department, if applicable) on the exact location and size of the easement. The trail must <br />also be indieated on the site plan, landscaping plan, and the grading/drainage plan. The <br />Trail Development Fee will be paid through the Tax Increment Financing agreement. <br /> <br />Stormwater Management Fee: The Stormwater Management Fee will be paid through <br />the Tax Increment Financing agreement between the property owner and the City of <br />Ramsey. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid through <br />the Tax Increment Financing agreement between the property owner and the City of <br />Ramsey. <br /> <br />REV Number: This property will be subject to a storm water utility charge. The <br />quarterly charge is dependent upon the number of residential equivalent units (RED), <br />which will be determiiled based on the amount of impervious surface coverage. Please <br />submit the percentage of coverage for Staff to make this determination. The stonn water <br />utility fee will be assessed accordingly. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, January 8' 2007 at the new <br />Ramsey Municipal Center located at 7550 Sunwood Drive to review your proposed site <br />plan.
