Outside Storage Area: City Code allows limited outdoor storage in the E-lm Employment District. The storage is proposed to be screened with a 8 foot security fence. Please submit details of the type of fencing to be used. All fences taller than 6 feet require a building pennit, which should be coordinated with the building division prior to installation. Also, the Fire Marshal has requested details regarding the amount and nature of the contents of the outside storage area. All outside storage areas must be paved with bituminous or concrete. Please indicate what materials are to be used to pave this area. Architectural Standards: Within the E'-l Employment District, exterior wall finishes on buildings must consist of brick, stucco, glass, wood, stone, or pre-cast panels whose surfaces have decorative material or texture. Please revise the submitted elevations to indicate the type and color of materials to be used. Park Dedication: The park dedication fee will be addressed through the Tax Increment Financing Agreement between the property owner and the City of Ramsey. Trail Construction and Development Fee: The construction of a trail will be required along Bunker Lake Boulevard. An associated trail easement will also be required. Please coordinate with the City's Engineering Department (and the Anoka County Highway Department, if applicable) on the exact location and size of the easement. The trail must also be indieated on the site plan, landscaping plan, and the grading/drainage plan. The Trail Development Fee will be paid through the Tax Increment Financing agreement. Stormwater Management Fee: The Stormwater Management Fee will be paid through the Tax Increment Financing agreement between the property owner and the City of Ramsey. Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid through the Tax Increment Financing agreement between the property owner and the City of Ramsey. REV Number: This property will be subject to a storm water utility charge. The quarterly charge is dependent upon the number of residential equivalent units (RED), which will be determiiled based on the amount of impervious surface coverage. Please submit the percentage of coverage for Staff to make this determination. The stonn water utility fee will be assessed accordingly. The City Council will be meeting at 7:00 p.m. on Tuesday, January 8' 2007 at the new Ramsey Municipal Center located at 7550 Sunwood Drive to review your proposed site plan. You, or your representative, should be present at the meeting to answer any questions that may arise. -235-
