<br />Associate Planner DaInes stated significant additions to the landscaping plan have been <br />requested, both to meet City Code requirements for landscaping and to screen the loading dock <br />area from Bunker Lake Boulevard. Also, a trail and associated easement is being requested along <br />Bunker Lake Boulevard. There are several significant oak trees on-site that should be surveyed <br />and preserved, and could possibly serve as credit toward the landscaping requirement, <br /> <br />Associate Planner DaInes stated Staff has some concerns with the proposed location of the <br />loading area, as it faces a busy Bunker Lake Boulevard. Staff has suggested that the location of <br />the building or the building configuration be re-examined. However, the applicant has indicated <br />that possible variations to the loading dock location have been explored, and the proposed site <br />plan is the only viable option, given the challenges of the site. If the Planning Commission is <br />comfortable with the loading dock location, Staff would recommend that significant landscaping <br />efforts be made to screen the loading area from the trail and the Bunker Lake Boulevard <br />viewshed. <br /> <br />Mr. Dan Mundt, General Contractor with Tri-Star Homes, stated he wanted to discuss the <br />location of the loading dock. He stated they have hired an engineer who laid out some other <br />plans and the only way they can make this work is the way they have proposed because of the <br />triangle shaped area. He reviewed with the Commission the different ways they looked at the <br />loading dock. He stated they requested this remain as drawn on the plans. He stated there would <br />need to be some landscaping done to screen the loading area. <br /> <br />Mr. Mundt showed illustrations of the different configurations for the loading dock area. <br /> <br />Commissioner VanScoy asked if they have considered moving the building to the north. <br /> <br />Mr. Mundt showed the illustration where the building was shifted to the north and stated they <br />would need to go outside of their property lines to get to the building. <br /> <br />Commissioner VanScoy wondered where the ponds are located at. <br /> <br />Associate Planner DaInes stated they are off site and adjacent to this parcel. <br /> <br />Commissioner VanScoy stated a setback variance would not be an issue for him if ponding was <br />sufficient. He stated he did not like a loading dock along Bunker Lake Boulevard. <br /> <br />Mr. Mundt stated on the south side of the building is where the easement is located for a major <br />storm sewer trunk and would be another issue for this site. <br /> <br />Commissioner Cleveland stated she had difficulty with there not being enough room for trucks to <br />get around in any of the plans. <br /> <br />The Commission discussed different ways the loading dock could be positioned. <br /> <br />Commissioner VanScoy wondered who would be parking in the area where the semis would <br />need to turn around in. <br /> <br />Planning CommissionlDecember 6, 2007 <br />Page 5 of 12 <br />
