<br />Mr. Mundt stated it would be employees. <br /> <br />Commissioner Cleveland asked staff if there could be other ways to position this to make it <br />work. <br /> <br />Associate Planner DaInes stated the shape of the building could be changed to accommodate <br />loading that is not facing Bunker Lake Boulevard such as an "L" shaped building. She stated this <br />is a challenging lot to try to make this work on. <br /> <br />Commissioner Brauer stated he knew a loading dock would be needed but he wondered if a semi <br />truck would need to be used instead of a smaller truck that would fit into and out of the site <br />better. <br /> <br />Mr. Mundt stated this layout was put together by Haakanson Anderson, and was not requested by <br />the owner, so he thought a smaller truck could be used. He stated to resize the building would <br />take away from what was needed in the building. He thought there was an opportunity to bring a <br />smaller trailer in there but the location of the building relative to the parking spots, warehouse <br />and design really puts it in that comer to optimize space. <br /> <br />Commissioner Van Scoy asked if they were asked to do additional screening for the loading area, <br />what they would do. <br /> <br />Mr. Mundt stated they would do landscaping in the form of some taller trees along the berm. He <br />stated this is an industrial area without residential and he did not think a truck once a week would <br />be out of place. He thought they would want to screen along the parking lot between the berm. <br /> <br />Mr. Mundt requested they not include a trail because there is limited space along the area of <br />Bunker Lake Boulevard and there is also a trail on the other side of the road. He stated the <br />problem with them is that the frontage is so long and they would be looking at a cost of$15,000 <br />to $17,000 at $17 a foot to put in a trail, in addition to asking for County right of way. If they put <br />a trail in it does not give them much room for the trees they would like to put in there. At this <br />time they are asking to not provide an easement for the trail. <br /> <br />Associate Planner DaInes reviewed the policy of the City with the Commission. She stated every <br />project they have had on a County road has had a trail associated with it. <br /> <br />City Engineer Jankowski added that they do have a fairly desirable trail system approximately a <br />quarter mile to the north. The trail system has been a very important issue with the City Council <br />and staff feels it is important to carry through on the policy. Whether it is on the property in the <br />right of way, they felt there is room for compromise and some consideration could be given in <br />regards to location. <br /> <br />Commissioner Brauer felt it would be hard to give up the trail. The other Commissioners agreed. <br /> <br />Mr. Mundt stated one proposal he discussed with Parks Supervisor Riverblood was possibility <br />providing and easement but not completing the trail until there is a need. <br /> <br />Planning CommissionlDecember 6, 2007 <br />Page 6 of 12 <br />
