<br />F. Setbacks in Town Center <br />a. coupled with problems with.the economy will present significant challenges for <br />several years to come. <br />b. Town Center and the stuff swirling around the developer. <br />G. Combined with J <br />H. Volatile Budget based on future development <br />I. No defined center (to offer families other than parks and trails) <br />a. No real community core with community activities or activity center. <br />b. Businesses crammed close to the arterials. <br />J. Poor goods and services/Limited commercial, retail/Lack of commercial amenities such <br />as restaurants, entertainment, personal and professional services. Community divided <br />by major highway to be improved to freeway system. <br />a. no big box retailers to draw commerce <br />b. short of restaurants and retail <br />K. Divided community and efforts to further divide <br />a. Limited focus; new growth vs. needs of entire community <br />b. Active and vocal "NIMBY" group <br />L. Not a full-service community. We have industrial and some commercial, but no sit-down <br />restaurants, clothing, hardware stores, etc., in other words we don't have any formal <br />identity of attractions. <br />a. Lack of recognition. <br />b. Lack of central downtown or gathering place. <br />c. A nice business district with restaurants. <br />d. Too many wetlands. <br />M. Combined with J <br />N. Gaps in life cycle housing <br />O. Spread out development <br />P. Lack of a consistent Vision <br />Q. Demographics don't support extensive retail and/or higher end retail that has sometimes <br />been promised- seems like we need to reconcile with who we are and be proud of that <br />and develop around those realities. <br /> <br />The meeting was recessed at 3:56 p.m. and reconvened at 4:12 p.m. <br /> <br />The Big Opportunity <br /> <br />There was discussion of the list titled "One Big Opportunity" based on the questionnaire <br />completed by Council and staff prior to the retreat. Consensus was to modify the list as follows, <br />with the majority of Council and staff selecting items C and H as the top two big opportunities to <br />work on. <br /> <br />A: Communit y Center <br />B: Delete <br />C: Town Center development <br />D: Delete <br />E: Delete <br /> <br />City Council/Staff Strategic Planning Session / February 1, 2008 <br />Page 7 of 10 <br />
