Weicht and Associates, LLP <br />PO Box 368 <br />Elk River :MN 55330 <br /> <br />Re: Site Plan - Class C Components Building Expansion <br /> <br />Dear Mr. Weicht, <br /> <br />We are in receipt ofa Site Plan, Landscape Plan, and Building Elevations prepared by <br />Paul Meyer Architects, Inc. dated February 5, 2008, and a Grading, Drainage, and <br />Erosion Control Plan prepared by John Oliver and Associates, dated February 4, 2008. <br />We offer the following comments: <br /> <br />General: The site plan is proposing a 14,901-sqaure foot expansion to the Class C . <br />Components building located on Sunwood Drive just west of Bunker Lake Blvd. <br /> <br />Zoning: The site is zoned E-2. Employment; warehouse, and office uses are permitted <br />within this district. <br /> <br />Access: The site currently has one access onto Sunwood Drive. The site plan proposes to <br />add an additional access on the western end of the site. <br /> <br />Lot Coverage: The overall site is approximately 2.4 acres in size. The current building <br />is 16,073 square feet, for a lot coverage of about 15%. With the new addition of 14,901 <br />square feet, lot coverage will rise to about 30%. The E-2 District permits lot coverage for <br />buildings up to 45%. <br /> <br />Setbacks: The E-2 Business District requires front, side, and rear yard setbacks of 35,25,. <br />and 25 feet, respectively. When the site plan for this building was originally approved, <br />the front yard setback in the E-2 District was 40 feet. The site plan meets the current E-2 <br />Employment setback requirements. Parking and paved areas are also required to be at <br />least 20 feet from public street right-of-way; the site plan also meets this requirement. <br /> <br />Architectural Elevations: The existing building is textured concrete block with some <br />painted accents. The expansion will match the existing building. <br /> <br />Waste Storage: The site plan shows an enclosed trash area in the rear of the new <br />addition, which meets City Code requirements. <br /> <br />44 <br />
