<br />Class C Components - Building Expansion <br />Site Plan Review <br />February 28, 2008 <br />Page 2 013 <br /> <br />Loading Docks: The architectural elevations show one new loading dock on the west <br />side of the expansion area, in addition to the two docks on the north side of the existing <br />building. . <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 parking stall for every 300 <br />square feet of office space, and 1 stall for each 1,000 square feet of warehouse space. <br />Once constructed, the entire building will have 5,318 square feet of office space and <br />31,032 square feet of warehouse space (the existing building includes a mezzanine area, <br />which will be expanded along with the addition). This results in a need for 50 parking <br />spaces. The site plan shows 54 total parking spaces. <br /> <br />Lighting: The submittal indicates that new lighting added to the site will match the <br />existing fixtures. City Code requires that the bulbs in any fixture not be visible from <br />surrounding properties. <br /> <br />Landscaping: City Code requires one (1) tree per every 1,000 square feet of building <br />footprint expansion and one (1) tree per every ten parking stalls. The proposed expansion <br />is 14,901 sq. ft. and there are also. 32 new parking stalls, thus eighteen (18) trees are <br />required to fulfill the landscaping requirements. The landscaping plan, dated February 5, <br />2008, includes seven (7) trees and thirty-four (34) shrubs. Staff believes that this <br />combination of trees and shrubs satisfies the overall landscaping requirement with just a <br />few general comments: <br />. Relocating some of the proposed Colorado blue spruces to the northern part of the <br />site (between curb and adjacent path) or to the northeastern comer (adjacent to the <br />13 new parking stalls) would result in better use of the trees (i.e. screening andlor <br />shading). Another option that staff discussed with the applicant would be to <br />consider planting some of the trees off-site, near the intersection of Sunwood Dr <br />and Bunker Lake Blvd, along the trail. <br />. All new landscaping areas shall be irrlgated by an in-ground system (this would <br />not pertain to trees planted off-site as mentioned above). Irrigation metering and <br />backflow devices shall be approved as part of the Utility Plan, and installed <br />accordingly. Irrigation rain sensors shall be installed and appropriately placed <br />throughout the site. <br />. Plantings shall be installed in accordance with the City's Tree Planting Detail <br />(plate No. Park-2), with the exception of the tree tube requirement (this is not <br />mandatory). . <br /> <br />Tree Preservation: A tree preservation plan is not necessary as there are no trees on the <br />expansion site. <br /> <br />Drainage and Grading: The proposed addition will require a minimal amount of grading <br />and will preserve the existing drainage patterns. The curb and gutter along the inside of <br />the existing truck access drive will be removed to accommodate bump outs for parking <br />adjacent to the building expansion.
