<br />CASE # 5' <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF STEPHEN LINN OF LINN COMPANIES <br />By: Breanne DaInes, Associate Planner <br /> <br />Background: <br /> <br />Stephen Linn of the Linn Companies has submitted a site plan application to construct a . <br />Goodyear Tire Store and Service Center on the property located between Village Bank <br />and the Holiday Stationstore on Riverdale Drive. The property has recently been platted <br />as Lot 2, Block 1, Holiday Rivenwick Addition. The site has been mass graded and all <br />development fees have been paid as part of the platting process for Holiday Rivenwick <br />Addition. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />. b) Site plan <br />c) Grading Plan <br />d) Utility Plan <br />e) Landscape Plan <br />f) Lighting Plan <br />g) Renderings of proposed building <br />h) City Staff review letter dated February 29,2008 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />. The property is approximately .79 acres in size, and conforms to all lot width and size <br />standards. The property is zoned B-2 Business, and retail and motor vehicle implement <br />. sales and service are permitted uses within this district. The site conforms t6 all <br />established building and parking and paving setbacks within the district. <br /> <br />The site gains access from Riverdale Drive, which is acceptable to City Staff. There is an <br />existing trail on the north side of Riverdale that will be disturbed and re-constructed <br />during construction of the access point. <br /> <br />City Code requires a total of 30 spaces for parking on this site. The site proposes 29 <br />spaces, which is acceptable to .staff given the amount of vehicle service area within the <br />proposed building. <br /> <br />A landscaping plan has been submitted, and generally conforms to City Code <br />requirements. No tree preservation plan is required because the site has no tree cover. <br /> <br />Drainage and utility plans .have been submitted, and minor revisions have been requested. <br />Revised grading and utility plans will be required.
