Ramsey, Minnesota 55303 <br />City Hall: 763-427-1410 · Fax: 763-427-5543 <br />www.ci.ramsey.mn.us <br /> <br />February 29,2008 <br /> <br />Stephen Linn <br />1789 W oodlane Drive, Suite A <br />Woodbury, MN 55125 <br /> <br />Re: Site Plan-Goodyear Service Center <br /> <br />Dear Mr. Stephen Linn; <br /> <br />Weare in receipt of a Site Plan, Utility and Grading Plan, Stormwater Management Plan <br />(dated February 5, 2008), and Landscaping Plan (dated February 6, 2008), prepared by <br />MFRA, Inc and a Lighting Plan prepared by On Site Lighting and Survey, LLC (dated <br />February 6, 2008) and a Building Elevation Plan prepared by Architectural Consortium., <br />LLC dated February 5, 2008. We offer the following comments: <br /> <br />General: The site plan is proposing a 7,670 square foot Goodyear Tire and Service <br />Center at the site located at Lot 2, Block 1, Holiday Rivenwick Village. <br /> <br />Zoning: The site is zoned B-2 Business, and retail tire sales and auto service are <br />permitted uses in this district. It should be noted that outdoor storage is NOT a permitted <br />use within the B-2 Business District, and all storage of vehicles must be accommodated <br />indoors. <br /> <br />Lot Coverage: The lot is .79 acres in size, and the building proposes to cover 22% of the <br />lot, which meet City Code standards for lot coverage. <br /> <br />Setbacks: The B-2 Business District requires front, side, and rear yard setbacks of 35, 10 <br />and 35 feet, respectively. Parking and paving setback from street right-of-way is 20 feet. <br />The site plan appears to meet applicable setbacks. <br /> <br />Access: Access is being proposed at Riverdale Drive. A pedestrian ramp should be <br />added near the building entrance to accommodate individuals parking in the handicapped <br />spaces. Cross access ~asements are required for the access to/from the Holiday Station <br />Store. Explain the travel patterns for the narrower drive aisle along the west side of the <br />building and the connection to the Holiday Station Store; is restricted access (one-way <br />travel) proposed? <br /> <br />Drainage and Grading: A valley gutter is required at the proposed access to Riverdale <br />Drive due to minimal cross slope; please revise the plans to incorporate City detail STR- <br />2. Field verified topography is required 100' beyond the property limits; please provide <br /> <br />57 <br />
