<br />Goodyear Site Plan Review <br />February 29, 2008 <br />Page 2 of 4 <br />additional top of curb grade shots for the bank property to the east to verify drainage <br />patterns. Clarify the surface drainage patterns in and around the proposed trash <br />enclosure, as it sits in the proposed curb line. Describe how the roof ~ainage will be <br />accommodated. There appears to be a considerable area along the south side of the <br />building and from the adjacent Holiday Station Store that is proposed to directly flow <br />onto Riverdale Drive; storm sewer must be added to capture this runoff and eliminate <br />direct discharge to the public right-of-way. Please provide pipe sizing calculations for <br />review of the storm sewer design, and information to verify that the existing 96" CMP <br />stormwater management structure is sized appropriately for the proposed additional flow. <br /> <br />SWPPP Plan: The existing FES at the northwest corner of the site shall be protected <br />during grading activities until such time that it is removed. Care must be taken to protect <br />the existing 96" CMP stormwater ~acility from siltation during construction activities. <br />The following notes must be added to the SWPPP Plan to account for street sweeping: <br />. General Erosion Notes: The contractor shall have a sweeper on site or have one <br />available within 3 hours. <br />. Maintenance: the last sentence of note #4 should be revised to state - Tracked <br />. sediment mustbe removed from all off-site paved surfaces promptly upon <br />discovery, or as directed by the City. ' <br /> <br />Easements: Dedication of a trail easement is required for all portions of the existing trail <br />located outside of the public right-of-way. <br /> <br />Utilities: Please show all utility extensions from the point of i-onnection to their terminus <br />at the building; including notes for bends, cleanouts, etc. It appears as if notes for the <br />proposed 4" and 6" water connections to the existing stubs are backwards. If a <br />connection to the existing water service lines will not take place at the end of the stub the <br />remainder of the existing pipe must be removed. Ninety degree bends on watermains is <br />not allowed; please revise the plans to incorporate forty five degree bends instead. The <br />plans and notes must be revised to call out the use of class 53 pipe for all ductile iron <br />watermain 6" in diameter and smaller. The sanitary manhole in the southeast corner of <br />the site noted "structure not located" does not exist; the pl~s should be revised to show <br />:the proper sanitary trunk alignment. All site utilities constructed as part of this project <br />are considered private improvements regardless of whether they are constructed within <br />existing drainage and utility easements. Adequate fire protection for the site, including <br />locations of the proposed hydrant and PIV will be reviewed by the Fire Marshal. An <br />engineering estimate is required to determine the financial security that will insure timely <br />installation of improvements, and to cover City inspection services. <br /> <br />. <br /> <br />Lighting: All exterior lighting on the site must be ai-ranged in such a way to avoid <br />illumination of the public street. The submitted lighting plan conforms to City Code if the <br />bulbs in the exterior light posts are not visible from surrounding properties. It appears <br />that some illumination will leak onto adjoining property owners. <br /> <br />Landscaping: A minimum of nineteen (19) trees and twenty-six (26) shrubs must be <br />installed based on the lineal footage of the site (770 feet) and the number of parking stalls <br /> <br />58 <br />
