<br />Goodyear Site Plan Review <br />February 29,2008 <br />Page 3 of 4 <br />(29). City Code also requires trees planted along public road frontages at spacing not <br />greater than thirty-five (35) feet on center. This requirement is being met along <br />Riverdale Drive but not adjacent to Highway 10. However, this is due to the <br />underground stormwater containment system, which would not support the weight of <br />mature trees. Furthermore, the proposed plantings along Highway 10 are consistent with . <br />the landscaping to the west of this site (Holiday Station), which was also limited due to <br />the same containment system. The landscaping plan, dated February 6, 2008, is <br />acceptable. <br /> <br />Irrigation: All new landscaping shall be irrigated by an in-ground system. Irrigation <br />metering and backflow devices shall be approved as part of the Utility Plan, and installed <br />accordingly. Irrigation rain sensors shall be installed and appropriately placed throughout <br />the site. Information must be provided to insure compliance with these requirements. <br /> <br />Tree Preservation: The site is devoid of any tree cover and thus, a tree preservation plan <br />is not necessary. <br /> <br />Architectural Standards: According to the submitted building elevations, you are <br />proposing to utilize a mix of simulated stone, glass, EIFS, and block. All of these <br />materials are acceptable with the B-2 District. <br /> <br />Sign Plan: All signage must obtain a sign permit as a separate application. The proposed <br />monument sign will be scrutinized at it relates to its location in the existing drainage and <br />utility easement, and its potential effects on the maintainability of the existing facilities. <br /> <br />Waste Storage: The site plan proposes to construct a waste receptacle on the side <br />property. All trash enclosures must be completely enclosed and be designed to match the <br />exterior of the building. Please submit a detailed design of the trash enclosure. The <br />structure is proposed to be located in an existing drainage and utility easement; <br />consideration should be given to relocate the structure or agreements may be required to <br />allow this encroachment. <br /> <br />Loading Docks: There are no loading docks associated with the proposed project. <br /> <br />. Off-Street Parking - Spaces Required: City Code requires 1 parking stall for every 250 <br />square feet of store space, for a total of 30 spaces. The submitted site plan shows a total <br />of29 stalls. This is acceptable to staff, as a large portion of the building will be utilized <br />. for vehicle service and will not be accessible to. the general public. <br /> <br />Sewer and Water Trunk Charges: Trunk charges have been paid as part of the <br />Holiday Rivenwick Addition. <br /> <br />Park and Trail Dedication: Park and trail dedication fees have been paid as part of <br />.previous plats. <br /> <br />59 <br />
