Weicht and Associates, LLP <br />PO Box 368 <br />Elk River MN 55330 <br />7550 Sunwood Drive NW • Ramsey, Minnesota 55303 <br />City Hall: 763- 427 -1410 • Fax: 763 - 427 -5543 <br />www:ci.ramsey.mn.us <br />Re: Site Plan — Class C Components Building Expansion <br />Dear Mr. Weicht, <br />We are in receipt of a Site Plan, Landscape Plan, and Building Elevations prepared by <br />Paul Meyer Architects, Inc. dated February 5, 2008, and a Grading, Drainage, and <br />Erosion Control Plan prepared by John Oliver and Associates, dated February 4, 2008. <br />We offer the following comments: <br />General: The site plan is proposing a 14,901-sqaure foot expansion to the Class C <br />Components building located on Sunwood Drive just west of Bunker Lake Blvd. <br />Zoning: The site is zoned E -2 Employment; warehouse and office uses are permitted <br />within this district. <br />Access: The site currently has two accesses onto Sunwood Drive, with no additional <br />accesses required. <br />Lot Coverage: The overall site is approximately 2.4 acres in size. The current building <br />is 16,073 square feet, for a lot coverage of about 15 %. With the new addition of 14,901 <br />square feet, lot coverage will increase to about 30 %. The E -2 District permits lot <br />coverage (buildings) up to 45% of lot. <br />Setbacks: The E -2 Business District requires front, side, and rear yard setbacks of 35, 25, <br />and 25 feet, respectively. When the site plan for this building was originally approved, <br />the front yard setback in the E -2 District was 40 feet. The site plan meets the current E -2 <br />Employment setback requirements. Parking and paved areas are also required to be at <br />least 20 feet from property line along public streets; the site plan also meets this <br />requirement. <br />Architectural Elevations: The existing building is textured concrete block with some <br />painted accents. The expansion will match the existing building. <br />
