Class C Components — Building Expansion <br />Site Plan Review <br />March 21, 2008 <br />Page2of3 <br />Waste Storage: The site plan shows an enclosed trash area in the rear of the new <br />addition, which meets City Code requirements. <br />Loading Docks: City Code requires two (2) loading docks for a 30,000 s.£ building. <br />The architectural elevations show one new loading dock on the west side of the <br />expansion area, in addition to the two docks on the north side.of the existing building. <br />Off - Street Parking - Spaces Required: City Code requires 1 parking stall for every 300 <br />square feet of office space, and 1 stall for each 1,000 square feet of warehouse space. <br />Once constructed, the entire building will have 5,318 square feet of office space and <br />31,032 square feet of warehouse space (the existing building includes a mezzanine area, <br />which will be expanded along with the addition). This results in a need for 50 parking <br />spaces. The site plan shows 54 total parking spaces. <br />Lighting: The submittal indicates that new lighting added to the site will match the <br />existing fixtures. City Code requires that the bulbs in any fixture not be visible from <br />surrounding properties. <br />Landscaping: City Code requires one (1) tree per every 1,000 square feet of building <br />footprint expansion and one (1) tree per every ten parking stalls. The proposed expansion <br />is 14,901 sq. ft. and there are also 32 new parking stalls, thus eighteen (18) trees are <br />required to fulfill the landscaping requirements. The landscaping plan, dated February 5, <br />four 34 <br />2008, includes seven (7) trees and thirty-four ( ) shrubs. Staff believes that this <br />combination of trees and shrubs satisfies the overall landscaping requirement with just a <br />few general comments: <br />• Relocating some of the proposed Colorado blue spruces to the northern part of the <br />site (between curb and adjacent path) or to the northeastern corner (adjacent to the <br />13 new parking stalls) would result in better use of the trees (i.e. screening and/or <br />shading). Another option would be to consider planting some of the trees off -site, <br />near the intersection of Sunwood Dr and Bunker Lake Blvd, along the trail. <br />• All new landscaping areas shall be irrigated by an in- ground system (this would <br />not pertain to trees planted off -site as mentioned above). Irrigation metering and <br />backflow devices shall be approved as part of the Utility Plan, and installed <br />accordingly. Irrigation rain sensors shall be installed and appropriately placed <br />throughout the site. <br />• Plantings shall be installed in accordance with the City's Tree Planting Detail <br />(Plate No. Park -2), with the exception of the tree tube requirement (this is not <br />mandatory). <br />Tree Preservation: A tree preservation plan is not necessary as there are no trees on the <br />expansion site. <br />-101- <br />
