Class C Components - Building Expansion <br />Site Plan Review <br />March 21, 2008 <br />Page 3 of 3 <br />Drainage and Grading: The proposed addition will require a minimal amount of grading <br />and will preserve the existing drainage patterns. The curb and gutter along the inside of <br />the existing truck access drive will be removed to accommodate blimp outs for parking <br />adjacent to the building expansion. Staff finds the proposed grading plan generally <br />acceptable. However, the invert of the discharge storm sewer should be lowered to 861.5 <br />such that the fall to the pond bottom is no greater than 18 inches. <br />A permit will not be needed from the Lower Rum River Water Management <br />Organization since substantially less than one acre will be involved in the expansion. <br />Easements: Drainage and utility easement should be dedicated over the ponding areas. <br />Utilities: This property is currently serviced by City sanitary sewer and water facilities. <br />No additional utility connections are proposed to the new addition which will be serviced <br />by the existing services. Additional SAC and WAC charges will be collected upon <br />issuance of the building permit. <br />REU Number: The Residential Equivalent Unit (REU) is a method of assessing accurate <br />quarterly usage charges for stormwater management. The REU is based on percent of <br />impervious surface coverage The REU number will be adjusted to reflect the increased <br />impervious area as a result of this expansion. <br />The City Council meeting will be at 7:00 pm on Tuesday, March 25, 2008 at the Ramsey <br />Municipal Center located at 7550 Sunwood Drive to review your site plan.
