On March 25, 2008, Site Plan approval was granted by the City of Ramsey ( "City ") to Class C <br />Components, Inc, ( "Permittee "), whose address is 6825 Sunwood Drive, Ramsey MN 55303, to <br />construct a 14,901- square -foot addition to the existing manufacturing and office facility ( "Structure ") <br />on the property which is legally described as follows: <br />Lot 1, Block 2, AEC Energy Park, Subj to Ease of Rec, Anoka County, Minnesota <br />the ("Site"). <br />This approval is issued pursuant to §9.03.06 of the, Code. The conditions of this approval are as <br />follows: <br />1. STRUCTURE. All building plans must be prepare d1and certified by a registered engineer or <br />architect. <br />STATE BUILDING CODE COMPLIANCE The structure shall be constructed in <br />accordance with the requirernents of theState Building "' <br />3. SITE PLAN COMPLIANCE : The structures shall be constructed on the Site as shown on the <br />Site Plan submittal prepared by Paul Meyer` =Architects, Inc. dated February 5, 2008, revised <br />4. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on thei Site in accordance with the specifications and location as shown on the <br />Site Plaa submittal and in accordance with City Code. The City Engineering Department <br />require the submittal of a<complete set of Construction Plans for review and approval prior to <br />beginning construction on the site. The Required Improvements are as follows: <br />a . Site grading in accordance with the Grading Plan prepared by John Oliver & Associates, <br />ti <br />Inc. dated February 4, 2008, revised <br />b. Installation of concrete and bituminous driveways and parking lot per City standards. <br />c. Installation of storm sewer and appurtenances per City standards. <br />d. Installation of B -6/12 continuous concrete curbing around the perimeter of all concrete <br />and/or bituminous surfaces. <br />e. Establishment of turf in areas disturbed during construction and in accordance with the Site <br />Plan. <br />f. Installation and removal of temporary erosion control measures. <br />g. Installation of landscaping materials in accordance with the Landscape Plan prepared by <br />John C.
