CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />GOODYEAR TIRE AND SERVICE CENTER <br />On March 25, 2008, Site Plan approval was granted by the City of Ramsey ( "City ") to THE LINN <br />COMPANIES, LLC ( "Permittee "), whose address is 1789 Woodlane Dr, Suite A, Woodbury, MN <br />55125, to construct a 7,670 square foot tire store and service center ( "Structure "): on the property which <br />is legally described as follows: <br />Lot 2, Block 1, Holiday Rivenwick Village <br />This approval is issued pursuant to §9.03.06 of the City s approval are as <br />follows: <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br />architect. <br />2 STATE BUILDING CODE COMPLIANCE. The structures ; shall be constructed in <br />accordance with the requirements of the,State4nilding Code. <br />3. SITE PLAN COMPLIANCE. The structures;shall be constructed on the Site as shown on the <br />Site Plan prepared by Incites, revised <br />4. REQUIRED:_ IMPROVEMENTS. The Pernittee, construct and install the following site <br />improvements on the Site in accordance with Y specifications and location as shown on the <br />Site Plan submittal and: in a ccordance with: City Code. The City Engineering Department <br />requires the submittal of a complete paper and electronic sets of Construction Plans for review <br />and approval prior to beginning construction on the site. The Required Improvements are as <br />follows: <br />a. te, grading in accordance with the Grading Plan prepared by MFRA dated <br />b. Installation of concrete and bituminous driveways and parking lot per City standards. <br />c. Installation of storm sewer, sanitary sewer, watermain, and appurtenances per City <br />standards. <br />d. Installation of B -6/12 continuous concrete curbing around the perimeter of all concrete <br />and/or bituminous surfaces per City standards. <br />e. Establishment of turf in areas disturbed during construction and in accordance with the Site <br />Plan. <br />f. Installation and removal of temporary erosion control measures. <br />g. Installation of landscaping materials in accordance with the Landscape Plan prepared by <br />MFRA revised <br />Code.
