<br />Vehicular traffic trips are not to exceed 2 trips per hour per standard business day or 16 trips <br />within a 24 hour period. The applicant does not anticipate approaching anything near this <br />threshold as customers would not be onsite and only. occasionally are materials delivered there. <br />The business operation would occur between the hours of 7:00am and 4:00pm, Monday through <br />Friday, or as needed. <br /> <br />City Code stipulates that a home occupation permit will not be permitted if the density and lot <br />sizes in the surrounding neighborhood are detennined to be incompatible with the proposed <br />business operation. The proposed business will be located on a three (3) acre parcel (again, <br />contingent on approval of the applicant's minor subdivision request), the applicant is also the <br />owner of the lot to the north (roughly 7 acres) and there is a vacant 40 acre parcel to the south. <br />There are 1.5 acre residential lots on the west side of Baugh 8t; however the pole building is <br />almost 300 feet from the road and there are evergreens that do provide some screening all along <br />the street frontage. It is staffs opinion that the nature of proposed business operation and the <br />size of the subject property and surrounding properties make the operation compatible with the <br />surrounding residential neighborhood, thus meeting the intent of City Code. <br /> <br />Recommendation: <br /> <br />Both the Building Official and Fire Marshall are aware of this reql1est and have stated that if the <br />building complies with both fIre and building codes, this operation would not be deemed a <br />hazard. Staff recommends approval of the request for a home occupation permit to operate a <br />specialty fabrication business within an attached accessory structure. <br /> <br />Council Action: <br /> <br />Motion to adopt Findings of Fact relating to Nathan Wattenhofer's request for a home occupation <br />permit. <br /> <br />-and- <br /> <br />Motion to approve Nathan Wattenhofer's request for a home occupation permit based on the <br />. fIndings of fact. <br /> <br />-or- <br /> <br />Motion to deny the request for a home occupation permit based on the fIndings of fact. <br /> <br />Review Checklist: <br />Assistant CommUility Development Director <br />Associate Planner <br /> <br />Copies to: <br />Fire Marshall <br />Building Official <br /> <br />PC: 4/3/08 <br /> <br />10 <br />
