<br />CASE.# ~ <br /> <br />REQUEST FOR A HOME OCCUPATION PERMIT; <br />CASE OF NATHAN W ATTENHOFER <br />By: Chris Anderson, Environmental Coordinator <br /> <br />Background: <br /> <br />The City has received all application from Nathan Wattenhofer for a home occupation permit to <br />establish a ~pecialty fabrication operation in an attached accessory structure located at 17151 <br />Baugh St. NW <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site layout <br />c) , Building layout. <br />d) Business operations summary <br />c) Proposed findings of fact <br />d) Proposed home occupation permit <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff notified property owners within 350 feet of the subject <br />property of the public hearing. <br /> <br />Observations: <br /> <br />The Home Occupation Ordinance states that a person can apply for a permit from the City to <br />operate a business within an accessory structure if the property is at least three acres in size, said <br />business is low intensity, and does not adversely affect the character of the residential <br />neighborhood. <br /> <br />Mr. Wattenhofer's parcel is just over three (3) acres, or will be contingent upon approval of his <br />minor subdivision request. The property has a large pole building that also contains a dwelling <br />unit (the former property owner received a conditional use permit in 2007 for the bu~lding, which <br />totals approximately 15,000 square feet). Mr. Wattenhofer has one client, a national fitness <br />chain, for which he fabricates and installs custom parts. He is proposing to operate his specialty <br />fabrication business within a portion of the pole building. His business operation does not use <br />any solvents and there would be no exhausting of fumes to the outside, nor would there by any <br />outside storage of materials. Mr. Wattenhofer currently does not have any regular full-time <br />employees; however, the parcel is large enough (3 acres) that he would be eligible for one non- <br />resident employee. <br /> <br />9 <br />
