<br />Drainage and Gradi.i:J.g: The following comments are offered regarding the drainage and <br />grading plan dl~.ted February 28, 2008: <br /> <br />Notes must be added to the plans for the removal and replacement of pavement and curb for the <br />proposed access point(s) on Riverdale Drive. City detail STR-2, concrete valley gutter, must be <br />incorporated into the plans at the access point(s) due to minimal cross slope. Please provide <br />ll<?tes on the plans for the location of the proposed tip-out curb and gutter. Watershed and <br />NPDES permits are required for this project and copies must be submitted before issuance of a <br />building permit. The Storm Water Pollution Prevention Plan must state that the contractor shall <br />have a sweeper on site or have one available within 3 hours, and that tracked sediment must be <br />removed from all off-site paved surfaces promptly upon discovery, or as directed by the City. A <br />maintenance agreement is required for the proposed rain gardens and sump manholes to insure <br />the proper functioning of the intended design, and they must be encumbered by dr'ainage and <br />utili!)' easements. Additional information clarifying the overall proposed stormwater <br />management plan is required to understand the basin discharge and flow to the regional basin to <br />the west. No additional outflow will be allowed to impact the Armstrong Boulevard and <br />Riverdale Drive intersection; all outflow must be directed to the west. Consideration may be <br />given for credits to the stormwater management fee for installation of storm sewer to convey the <br />drainage from this parcel, as well as your parcel immediately to the west, to the regional basin <br />westerly on Riverdale Drive. <br /> <br />Please submit a revised plan that addresses these matters. <br /> <br />Easements: Approval is required from the private entity that has rights over the existing ele~tric <br />utility easement along the north propeliy line for the proposed ground sign, landscaping, 'and any <br />proposed grade alterations. <br /> <br />Access: The proposed site plan shows two access points on Riverdale Drive on the south side of <br />the property. Attempts should be made to relocate the easterly access' as far away from the <br />intersection of Armstrong Boulevard as possible. Cross access easements will be required for <br />the proposed shared access along the west property line. " <br /> <br />Loading Docks: City Code requires that one (1) off-street loading dockJbelih shall be provided <br />for the fIrst 10,000 square feet. Since tIllS proposed structure is only 7,800 square feet, no <br />loading dock will be required. If a future expansion does equate into the total building size <br />becoming 10,000 square feet or greater, an off-street loading dock/belih shall be required. <br /> <br />Stormwater Management Fee: The City requires a payment for stormwater management. The <br />current commercial rate is $4,238 per acre for stormwatet management. This fee totals $6,187.48 <br />for the prop~rty. The rate at the time of approval will be collected prior to issuance ofa building <br />permit. <br /> <br />Sanitary Sewer and Water Trunk Charges: Trunk charges are required for municipal sewer <br />and water. The CUlTent commercial rate for sanitary sewer is $3,630 per acre, and water is <br /> <br />39 <br />
