<br />CASE # () <br /> <br />REQUEST FOR REVIEW OF SKETCH PLAN FOR SAINT KATHARINE DREXEL'S <br />1st ADDITION: CASE OF SAINT KATHARINE DREXEL <br />CATHOLIC COMMUNITIES <br />By: Breanne Daines, Associate Planner <br /> <br />Background: <br /> <br />The City has received an application from Saint Katharine Drexel's Catholic Communities for a <br />minor subdivision to the property located on the northwest comer of Variolite Street N.W. and <br />161 st Avenue N. W. There is also a site plan for the construction of the church, a comprehensive <br />plan amendment to bring the property into the urban service area and a conditional use permit to <br />allow a church in an otherwise residential area. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sketch Plan (labeled Preliminary Plat) <br />c) Proposed Site Plan <br />d) City Staff review letter dated March 28,2008 <br /> <br />Notification: <br /> <br />In accordance with City Code, property owners within 700 feet of the application were notified <br />of the sketch plan proposal. <br /> <br />Observations: <br /> <br />Saint Katharine Drexel Catholic Communities is proposing a 10,000 square foot church to be <br />located on the 32.3 acre site just east of Central Park on 161 st Avenue. As part of their <br />application, they are requesting a minor subdivision to create a 3.6 acre lot where the church <br />would be located. The remaining 28 acres will remain as Outlot A at this time. Both lots meet <br />minimum lot width, frontage, and size requirements. <br /> <br />As a part of the minor subdivision, the applicant is dedicating 30 feet of additional right-of-way <br />for Variolite Street, in accordance with the City's request. <br /> <br />The site proposes one access from 161st Avenue. However, staff is requesting that an additional <br />access be added, preferably in line with Xenolith Avenue to the south. <br /> <br />No updated wetland delineation of buffering will be required at this time because the wetland <br />area lies in the outlot. However, upon re-platting the Outlot into developable land, a revised <br />. delineation AND wetland buffering will apply. <br /> <br />69 <br />
