<br />A trail will be required to be constructed along 161 st Avenue within the boundaries of the plat. <br />This includes the frontage along the Outlot leading to Central Park. Also, it is the City's policy to <br />require trail construction on both sides of MSA roads, and Variolite Street is an MSA road. <br />However, due to the relative distance and cost associated with that portion of trail on Variolite <br />Street, staff would be comfortable simply requiring a trail easement until more use would be <br />gained from trail construction. The applicant has stated that they believe paying the trail <br />development fee and constructing the trail along 161 st Avenue (or Variolite Street) is a <br />duplicative fee. <br /> <br />Park dedication is also due upon this plat. The commercial charge for park dedication is <br />$4,738.00 per acre, or 5% of gross land area.
