The sketch plan includes one sheet <br />prepared by Anderson Passe Engineering dated March 3, 2008. We offer the following <br />comments regarding your application: <br /> <br />General: The current property (unplatted) consists of one 32.3 acre parcel. The proposed <br />minor subdivision will split of 3.6 acres for the development of Saint Katharine Drexel's <br />Church on Lot 1, Block 1. The remainder of the lot would be platted as Outlot A, and will <br />accommodate their future expansion area, <br /> <br />Zoning: The property is located in the R-l: Rural Developing zoning district. The applicant <br />is seeking"a comprehensive plan amendment in association with the project to become <br />eligible for sewer and water. The zoning would then be R-l: MUSA because it would have <br />access to sewer and water upon rezoning. However, as part of the conditional use permit <br />requirements, the B~l performance standards are being utilized due to the commercial nature <br />of the proposed land use. <br /> <br />Lot Size and Width Requirements: Lot 1 is proposed to be 157,055 square feet or 3.6 <br />acres. This conforms to the minimum lot size of.5 acres within the B-1 Business district. The <br />proposal conforms to minimum lot size as well. <br /> <br />Access and Streets: The proposed lots will gain access from 161st Avenue at one point. A <br />second access should be provided, with the preferred location aligned with Xenolith Street. <br /> <br />Grading and Drainage: The submitted documents include a grading and drainage plan for <br />Lot 1, Block 1. The documents also show a concept future development plan. The grading <br />and drainage plan for the future development should be revised to ensure drainage from the <br />future development will not impact this phase. <br /> <br />74 <br />
