It appears that there is a <br />proposed easement for piping that conflicts with the future building proposal. Please <br />reconsider the location of that piping. <br /> <br />Right-of-Way Dedication: We will be requiring an additional 30 feet of right-of way <br />(ROW) for the future expansion needs of Variolite Street. The additional ROW has been <br />indicated on the sketch plan. This ROW rnust be dedicated on the final plat document, with <br />all other easements. The ROW for 161st Avenue should also be dedicated on the plat, as it is <br />currently a road easement. <br /> <br />Utilities: City sewer and water are available at the southeast comer of the site. The site plan <br />shows the proposed connections. Comments on the sewer and water plans. are located in the <br />site plan review letter. <br /> <br />Sewer and Water Trunk Charges: The 2008 commercial sewer and water trunk fees are <br />$3,630.00 per acre and $7,914.00 per acre respectively, totaling $41,558.00 for this 3.6 acre <br />lot). Fees for the development of Outlot A will be assessed upon re-platting. <br /> <br />Stormwater Management: The 2008 commercial stormwater management fees are <br />$4,238.00 per acre, totaling $15,257.00 for this 3.6 acre lot. Development fees for the <br />development of Outlot A will be assessed upon re-platting. <br /> <br />Trail Development Fees and Trail Construction: The 2008 commercial trail development <br />fee is $1,090.00 per acre, totaling $3,924.00 for this 3.6 acre lot. Trail development fees will <br />be required upon the re-platting of Outlot A. Also, a trail will be required to be constructed <br />on 161st Avenue. The trail must COID1ect Variolite Street to Central Park. The City has given <br />credit to developers for trail segments constructed . outside the plat boundaries which provide <br />connectivity to existing trails. The Park and Recreation Commission will be reviewing this <br />plat and make a recommendation for trail fess and park dedication at their April 10, 2008 <br />meeting. <br /> <br />City policy requires construction of trails along both sides of MSA roads. Variolite Street is <br />an MSA road. A trail is present on the east side of Variolite Street. Staff is r~commending <br />that a trail easement b~ provided along the west side of Variolite Street with . this <br />development. The adjacent land uses are low density single family developments and the <br />demand on the trial system at this time does riot warrant parallel trails. Providing the <br />. easement will allow construction of the trail in the future. <br /> <br />Park Dedication: The 2008 cOII1inercial park dedication fee totals $17,057.00 for Lot 1, <br />Block 1 ($4,738*3.6) or 5% of the gross land area. Park dedication will be assessed for <br />Outlot A upon re-platting. The Park and Recreation Commission will be meeting on April 10, <br />2008 to discuss the appropriate park dedication (cash or land). <br /> <br />75 <br />
