The site conforms to all established building and parking and <br />paving setbacks within the district. <br /> <br />The site gains access from Riverdale Drive, which is acceptable to City Staff. There is an <br />existing trail on the north side of Riverdale that will be disturbed and re-constructed during <br />construction of the access point. <br /> <br />CitY Code requires a total of 30 spaces for parking on this site. The site proposes 29 spaces, <br />which is acceptable to staff given the amount of vehicle service area within the proposed <br />building. <br /> <br />A landscaping plan has been submitted, and generally conforms to City Code requirements. No <br />tree preservation plan is required because the site has no tree cover. <br /> <br />Drainage and utility plans have been submitted, and minor revisions have been requested. <br />Revised grading and utility plans will be required. Easements over the proposed stormwater <br />areas and trail areas and cross access easements to the Holiday Station will be required as part of <br />the site plan. <br /> <br />The submitted building elevations conform to City Code requirements for architectural detail. <br />City Code requires the use of brick, glass, or stone within the B-2 district. The building is <br />proposed to have an exterior wall finish of decorative block, brick, stone, and EFIS. <br /> <br />Staff recommends approval of the site plan request, contingent upon conformance with the items <br />called out in the City Staff Review Letter, dated February 29,2008. <br /> <br />Commission Business <br /> <br />Mr. Steven Linn, President of Linn Companies, stated the drive is a one-way drive and is there <br />today. He noted there is a dead end that goes straightforward but it is only intended to be one- <br />way traffic. <br /> <br />Mr. Linn stated they do not have any intent on storing vehicles outdoors but on occasion a <br />vehicle may be left outside overnight to be worked on the next day. He stated they are not a <br />storage facility and are not getting paid to store vehicles and he did not want to get into trouble <br />because someone failed to pick up their vehicle. He stated if a vehicle is abandoned they will <br />and have removed the vehicle. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Brauer, to recommend that City <br />Council approve the site plan, contingent upon conformance with the items called out in the City <br />Staff Review Letter, dated February 29,2008. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Cleveland, Hunt, <br />Levine, and Van Scoy. Voting No: None.
