<br />Sain.t Katharine Drexel Catholic Communities <br />Site Plan Review <br />March 28, 2008 <br />Page 3 of5 <br /> <br />Landscaping: City Code requires one (1) tree per every 1,000 square feet of building <br />footprint or fifty (50) lineal feet of site perimeter, whichever is greater, as well as one (1) tree <br />per every ten parking stalls: Additionally, one (1) shrub per every 300 square feet of building <br />footprint or thirty (30) lineal feet of site perimeter, whichever is greater, is required. Based <br />on the lineal footage of the site (1,631 feet) and the number of parkingsta118 (200), a <br />min5mum of frlty-two (52) trees and fifty-four (54) shrubs must be installed. Existing trees <br />conserved within the development area can be credited toward the landscaping requirement. <br />City Code also requires trees planted along public road frontages at spacing not greater than <br />thirty-five (35) feet on center. Finally, the planting schedule shollld consist of not less than <br />twenty-five percent (25%) coniferous or deciduous trees and no more than twenty-five <br />percent (25%) of the required trees shall be ornamentals. The landscaping plan. dated March <br />3, 2008, includes nineteen (19) trees and sixty-one (61) shrubs, as well as roughly twenty <br />(20) existing trees that will be preserved. The following comments are offered regarding the <br />landscaping plan: <br />. An additional thirteen (13) trees must be added to the plan. The planting schedule shall <br />contain not less than 25% coniferous or 25% deciduous trees nor should more than 25% <br />of the required plantings consist of ornamentals. <br />. At least some of the additional plantings should be located along 161 st Ave to fulfill the <br />public road frontage planting requirements. . <br />. The planting schedule must provide more information including species name (both. <br />conimon and Latin}, size, root stock, quantities and planting specifica~ons. <br />. Parking lot plantings shall have a minimum-planting area of at least 162 square feet; the <br />area of the parking lot islands must be calculated and included on the plan to verify <br />adequate rooting area. <br /> <br />Tree Preservation Plan: The City is in receipt of a tree inventory and preservation plan <br />dated March 3,2008. The tree cover on site is dominated by red and jack pine and bur oak. <br />A majority oftb.e trees inventoried are located outside of Lot 1 Block 1. However, there will <br />be some significant tree cover preserved along the eastern boundary of the development <br />(along Variolite 8t). The tree inventory and preservation plan is satisfactory. . <br /> <br />Wetland Buffer: While no wetlands exist on Lot 1 Block 1, there are wetlands on the <br />remainder of the property and thus, any future development will be subject to the wetland <br />buffer requirements as outlined in City Code. <br /> <br />Ground Cover/Irrigation Requirements: City Code requires all areas not otherwise <br />improved to be established with sod and be irrigated. Please revise your landscaping plan to <br />inch~.de the intention to sod all areas on Lot 1, Block 1. Any deviations from the <br />sodding/irrigation requirement will require City Council approval. The proposed irrigation <br />system will need to be reviewed by the City Engineer. The irrigation system will need a <br />dedicated service(s) that must be shown on the utility plan. Please submit details regarding <br />the utilities for such a system. <br />
