PleaSe revise the site plan <br />to indicate a rear yard setback of 35 feet. The future development of the outlot must conform <br />to the established setbacks at the time of site plan or subdivision approval for any <br />developmen~. <br /> <br />, Off-Street Parking. Spaces Required: City Code requires one parking stall for every 3 <br />seats or for every five feet of pew space. The site plan indicates 400 seats (133 parking stalls) <br />or 520 feet of pew space (104 spaces). The site indicates 200 spaces; which exceeds the <br />minimum parking spac~ requirements for City Code. <br /> <br />Off-Street Parking'. Design: The site plan indicates that the parking area will be blacktop <br />with concrete curbs and gutters. Parking lot landscaping is also required. Please see the <br />landscaping comments below. ' <br /> <br />Sewer and Water Utilities: The development proposes to connect from existing sewer and <br />water services located at the intersection of 161st Avenue and Variolite Street. The sanitary <br />sewer connection must match the existing invert. The 6" watermain mu,stbe class 53. <br /> <br />The 2" water service may need to be enlarged. Th~ building will require sprinklers. The fire <br />department connection must be located on the building facing the parking lot. The water <br />service must also be sized for the ultimate building size, the City of Ramsey does permit <br />multiple meters where there isa single user of the building. <br /> <br />Stormwater Utilities: The proposed strormwater pipes proposes to be located in the same, <br />area as the future building. You may w~t to consider revising this in order to avoid haVing <br />to relocate the pipe upon building expansion. . <br /> <br />Easements: Standard easements shall be taken along all property lines as part of the minor <br />plat. Easements are also shown over a proposed stormwater pipe and over 400 lineal feet of <br />sanitary storm and watermain pipes. <br /> <br />Drairiage and Grading: Ibis project will require a permit from the Lower Rum River Water <br />Management Organization. This permit must be obtained prior to building permit approval. <br /> <br />Access: The site proposes access at a single location on 161st Avenue. The Police and Fire <br />Departments both requested that two accesses be provided with this first phase. The preferred <br />location is aligned with Xenolith Street. <br /> <br />Lighting: A lighting plan has been submitted, and appears to conform to City Code <br />standards. No lighting will shine o,nto existing properties, according to the photometric plans <br />submitted. ' <br /> <br />, . <br />Signage: Any new signage on the property will require a sign permit, which is approved <br />separately from the site plan. <br />
