<br />RESOLUTION #08-04-_ <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #_ RELATING TO A REQUEST <br />FROM SCHAD TRACY SIGNS FOR A CONDITIONAL USE PERMIT TO EXCEED SIGN <br />SIZE, NUMBER, AND HEIGHT RESTRICTIONS ON A SINGLE PARCEL. <br /> <br />WHEREAS, the City of Ramsey received an application from Schad Tracy Signs for a. <br />conditional use permit to exceed the sign size, number, and height restrictions on the property generally <br />known as 7900 Sunwood Dr and legally described as follows: <br /> <br />Lot 1, Block 1, Ramsey Town Center 3rd Addition, AIioka County, Minnesota <br /> <br />("Subject Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY TillS CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1. That Schad Tracy Signs, hereinafter referred to as "Applicant," properly applied for a conditional <br />use permit to exceed the sign size and height restrictions and to construct a second ground sign on a <br />single parcel. <br /> <br />2. That the Applicant appeared before the Ramsey Planning Commission for a public hearing pursuant <br />to Section 9.03.05 (Conditional Use Permits) of the City Code on May 1,2008 and that said public <br />hearing was .properly advertised, and that the minutes of said public hearing are hereby incorporated <br />as a part of these findings by reference. <br /> <br />3. That the Subject Property is approximately four (4) acres in size. <br /> <br />4. That the Subject Property is zoned TC-2. <br /> <br />5. That the parcels to the east, west and north are also zoned TC-2, and the parcels to the south (across <br />TH 10) are zoned B-2 Business District. <br /> <br />6. That parcels in the TC-2 District are limited to one (1) ground sign per parcel. <br /> <br />7. . That the gross surface area of a ground sign is limited to 100 square feet per exposed face and shall . <br />not exceed an aggregate gross surface area of 200 square feet. <br /> <br />8. That the maximum height for a ground sign in 25 feet. <br /> <br />9. That the Subject Property has four (4) buildings on site, a Coburn's store plus three multi-tenant <br />buildings with a total potential capacity of seventeen (17) tenants. <br /> <br />10. That the Subject Property has public road frontage along three sides and all that separates the south <br />(fourth) side from having public road frontage along Highway 10 is the railroad tracks. <br /> <br />11. That there is a change in elevation from the site to Highway 10. <br /> <br />7 <br />
