A
Comprehensive Plan Amendment from Places to Shop to Places to Live, as well as are-zoning
from B-2 Business to R-l Residential, has already been approved.

The permitted density in the R-l Residential District is 1-3 units per acre. The sketch plan
proposes 3 units on the 1.1 acres. This equates to a density of 2.72 units per acre, which meets
City Code standards.

The property is located in the Mississippi River Overlay District.

The sketch plan process provides the Planning Commission the opportunity to relay to the
developer components of the proposed subdivision related to land use, street network, townhome
layout, and overall residential design that are acceptable and components that may need further
analysis during preliminary plat submittal.

Planning Commission / April 3, 2008
