<br />Both the Building Official and Fire Marshall are aware of this request and have stated that if the <br />building complies with both fire and building codes, this operation would not be deemed a <br />hazard. . Staff recommends approval of the request for a home occupation permit to operate a <br />specialty fabrication business within an attached accessory structure. <br /> <br />Citizen Input <br /> <br />Ms. Jean Jackson, 17251 Armstrong Boulevard, stated she remembered a year ago that the owner <br />at that time brought in a request to put the large pole building in, and there was concern at that <br />time that a business might go in there. She wondered if this previous concern meant anything <br />anymore because at that time it was a concern. <br /> <br />Assistant Community Development Director Frolik stated that a common CUP term is that there <br />cannot be a home occupation business in there unless it is in accordance with City Code. City <br />Code would allow an application for the use of this building for a home occupation. <br /> <br />Ms. Jackson asked if there was a certain amount of square footage that is allowed per lot size and <br />if it goes over that amount they need to get a variance. <br /> <br />Assistant Community Development Director Frolik stated that the overage is handled in a CUP. <br /> <br />Chairperson Nixt arrived at 7:40 p.m. <br /> <br />Mr. Nathan Wattenhofer stated he purchased the property and has been trying to work with the <br />City on getting this to work with what is existing and making sure there is not any additional <br />traffic coming in and no pollutants taking place. He stated his primary business is custom <br />manufacturing for Lifetime Fitness. He stated he is not a mass production shop. <br /> <br />Vice Chairperson Van Scoy asked what type of parts he manufactured. <br /> <br />Mr. Wattenhofer stated he has to make the special brackets to hang the divider curtains at <br />Lifetime Fitness and he also does his own coding within the facility. <br /> <br />Vice Chairperson Van Scoy asked if there will be welding will there be an exhaust system. <br /> <br />Mr. Wattenhofer stated there would be an exhaust system, which will be contained within the <br />building. <br /> <br />Commissioner Hunt asked if the intent was to divide the lot and maintain the two separate living <br />quarters. <br /> <br />Mr. Wattenhofer stated that was correct because it was too substantial to tear the dwelling out of <br />the pole building. He stated the subdivision is to maintain the dwelling unit and his intent was <br />not to sell the other parcel or rent out the dwelling unit. <br /> <br />Planning Commission / April 3, 2008 <br />Page 4 of21 <br />
