<br />Motion by Chairperson Nixt, seconded by Commissioner Brauer, to recommend the City Council <br />adopt Findings of Fact relating to Nathan Wattenhofer's request for a home occupation permit. <br /> <br />Motion Carried. V oting Yes: Chairperson Nixt, Commissioners Brauer, Cleveland, Hunt, and <br />Levine. Voting No: Van Scoy. Absent: None. <br /> <br />Case #4: <br /> <br />Request for Site Plan Review of Ramsey Commons; Case of Ramsey-Arbor <br />Properties, LLC <br /> <br />Management Intern Gladhill stated Ramsey-Arbor Properties has applied for site plan review for <br />the development of a 7,800 square foot multi-tenant office facility in the Alpaca Estates <br />Addition. The multi-tenant office complex proposes to have a bank with a drive-thru as an <br />anchor tenant. <br /> <br />The site plan is proposing to construct a 7,800 square foot multi-tenant office facility on Lot 1, <br />Block 1 of the Alpaca Estates Addition. The subject property is 1.46 acres in size and is zoned <br />B-2 Highway Business; the proposed building is a permitted use in this district. <br /> <br />The site plan complies with the front yard, rear yard, and side yard setbacks established in the B- <br />2 Highway Business District. Lot coverage has been calculated at 8.1 %, which is under the 35% <br />maximum lot coverage restriction established in City Code. <br /> <br />The site will derive access from Riverdale Drive. The off-street parking and maneuvering areas <br />will be surfaced with bituminous paving and finished with concrete curbing. The site plan is <br />proposing sufficient parking stalls. Staff is suggesting that the eastern most access be shifted to <br />the west due to proximity to the intersection of Armstrong Blvd. and Riverdale Drive. Cross <br />access easements will be required for proposed shared access along western property line. <br /> <br />The proposed mix of brick and cast stone with fabric awnings on the exterior walls is permitted <br />in the B-2 Highway Business District. <br /> <br />The grading and drainage plan and the landscape plan are generally acceptable with the revisions <br />outlined in the City Staff Review Letter. <br /> <br />Mr. Steve Young, Arbor Commercial Group, made a presentation to the Commission. <br /> <br />Commissioner Levine asked if they knew what they were going to do with the other parcel to the <br />west. <br /> <br />Planning Commission / April 3, 2008 <br />Page 8 of21 <br />
