<br />Commissioner Van Scoy asked if this met the City standards for structure and integrity. <br /> <br />Assistant Community Development Director Frolik stated structurally the building meets the <br />requirements for R-l occupancy. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Brauer, to recommend that <br />Kings Ranch Estates proceed to final plat contingent upon compliance with City Staff Review <br />Letter dated March 28,2008. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Van Scoy, Brauer, Cleveland, <br />Hunt, and Levine. Voting No: None. Absent: None. <br /> <br />Case #2: <br /> <br />Request for a Home Occupation Permit; Case of Nathan Wattenhofer (Cont.) <br /> <br />Commissioner Cleveland stated she had some questions, which neighbors have brought up. In <br />some of the letters owners are indicating there is more traffic going on than what is claimed will <br />be and that the business is already in operation. Another concern is the number of trailers on the <br />property . <br /> <br />Assistant Community Development Director Frolik stated the home occupation for the building <br />is not set up for business yet. They were in the process of constructing the building for business <br />use. <br /> <br />Commissioner VanScoy asked how they are going to contain the overspray from powder <br />coating. <br /> <br />Mr. Wattenhofer stated he has a cartridge dust collection system and it is all contained within the <br />system itself and the air is recycled within the building. <br /> <br />Commissioner Van Scoy asked if Mr. Wattenhofer was having deliveries other than between the <br />hours of 8:00 a.m. and 5:00 p.m. <br /> <br />Mr. Wattenhofer indicated he was not. <br /> <br />Commissioner Brauer asked if Mr. Wattenhofer was satisfied with the hours noted and amount of <br />deliveries per hour. <br /> <br />Mr. Wattenhofer thought it was going a little overboard. He did not have a lot of traffic coming <br />and going for drop off or pickups. He noted the facility on ten acres allows for three non-resident <br />employees, and when the lot is subdivided to three-acres - one non resident employee is allowed. <br />He wondered if the three non-resident employees could apply because he owns the entire 10 <br />acres even though the business will be on the three acre parcel. <br /> <br />Chairperson Nixt stated Mr. Wattenhofer may need to make a decision about keeping the <br />dwelling unit in the accessory structure and splitting the lot or not doing the split and tearing <br />down the dwelling unit to allow three employees; but he cannot have both. <br /> <br />Planning Commission / April 3, 2008 <br />Page 7 of 21 <br />
