Architecture dated February 3, 2008. We offer the following comments regarding <br />your submittal: <br />General: The site plan is proposing to construct a 7,800 square foot building located at Lot 1, <br />Block 1 of the Alpaca Estates Addition, which is generally on Armstrong Boulevard, south of <br />Highway 10. The lot is approximately 1.46 acres in size. <br />Zoning: The site is zoned B -2 Highway Business District, which is intended to accommodate <br />and limit the establishment of motor vehicle oriented or dependent and convenience type, high <br />intensity commercial and service activities characteristically located along major traffic carriers. <br />Offices, banks, personal and professional services are a permitted use in this district. <br />Lot Coverage: The site plsn proposes a 7,800 square foot building on a 1.46 acre lot. The total <br />lot coverage of the proposed building is 8.1 percent, which is under the maximum allowable lot <br />coverage of 35 percent. <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 50% of the gross floor space of the <br />principal use No accessory structures are being proposed as part of this Site Plan Application. <br />Utilities: This proposed facility will be served by City sanitary sewer and water. SAC and WAC <br />charges will be collected at the time the building permit is issued. There are no utilities currently <br />stubbed to the property lines; the nearest points of connection are located in Armstrong <br />Boulevard, south of Highway 10. The proposed utility services will be connected within <br />Armstrong Boulevard, and will be considered private improvements. Written documentation <br />
