Installation of temporary stormwater pond on Lot 7, Block 1, Alpaca Estates 4th Addition <br />( "Adjacent Parcel ") and recording of temporary drainage and utility easement on Adjacent <br />Parcel. <br />( "Required Improvements "). <br />5. FIRE LANES. Fire lanes shall be maintained on the Site The exact location of these items on <br />the Site shall be as directed by the City's Fire Chief <br />▪ LIGHTING. Lighting shall be installed on the site in accordance with City Code and is subject <br />to the approval of the City Engineer. <br />• BUILDING FACADE. The . Permittee agrees to .construct all building faces of the same <br />material as listed on the Building Elevations prepared by C M ;Architecture dated March 3, <br />2008. <br />REQUIREMENTS FOR BUILDING PERMIT. No building permit for the Site will be <br />issued until the Permittee has: a), signed and returned this DevelopmentPermit, b) the City has <br />• received the required financial surety • and inspection <br />No Certificate of Occupancy for the structure will be issued until the Required Improvements, <br />or a financial surety for same, are accepted by the Ci <br />IMPROVEMENT CONSTRUCTION I <br />completed before May 13, 2009 <br />q 4 <br />10. RECOGNITION OF LOCATION The Permittee herein agrees to recognize Ramsey as the <br />City of location on all forms of advertising and business correspondence whenever reasonably <br />Ard ent to do so. <br />11. FINANCIAL SURETY Tn order to,ensure the installation of the Required Improvements in <br />accordance •with City specificat and i a t manner, the Permittee shall be required to <br />deposit with the City a cash escrow or letter of credit, approved as to form by the City, in the <br />amount of , which is 150% of the City's <br />estimated cost of the Improvements including landscaping. Prior to the issuance of the building <br />permit, all financial guarantees must be provided as required herein. <br />Upon completion of the construction of the Required Improvements, the financial guarantee <br />shall be returned to the Permittee and the Permittee shall be required to provide the landscaping <br />maintenance guarantee described in Item #12 of this Development Permit. The determination <br />of completion of the construction of the Required Improvements shall be made by the City <br />Engineer. In the event the Permittee fails to construct and install the Required Improvements <br />as required herein, the City Council may order the completion of the Required Improvements <br />with City day labor and/or by letting contracts for said completion and draw upon the escrow <br />for payment. Only the City Council shall have the authority to direct completion of the <br />Required Improvements and withdraw from the escrow account.
